So do you think id have a chance of getting this amended to a flat roof as opposed to a whole new application?

I would hopefully build the same size extension. The bit thats different would be the roof at the back that would be flat but not be visible from the road as the front half of roof would be blocking the view. Thats why I was wondering if planning would take issue.

I didn't know that but I only do this sort of thing on my own house. What about Building control?

I'm not sure what rule he meant. Maybe the one you mentioned about fire was it. But I got the impression he thought planning permission would be less likely without a metre gap. I've had a measure up. I think there's one post that's a problem the rest are ok. I'd like to use them as my guide.
