    There's a valve on the drain which is odd but it's open so no issues. Could the problems be caused by an unbalanced supply? Mains pressure is 7-7.5bar, no other prv fitted on incoming mains. If that is an issur how can the system be balanced? Is this done via the inlet valve?

    It's only 6-7 years old in a soft water area. Yes it's been maintained. The alternative is knocking down walls and £1000+ for a new cylinder plus install It's a william wilson 250ltr tank which I believe comes with a 25 year no leak warranty. Anyone any experience with this?

    Cheers madrab. That's what I thought. Will see if I can do the cup / fire test. Water looks clean but it's only what comes out of the bleed valve. System is only 5 years old. Can I just add inhibitor or should I get the system flushed?

    So he replaced the 6bar cold water prv. This must have been faulty given the water was at some points cold coming through the tundish. Surely the fact that the water this morning was hot suggests its the 10bar t&p valve near the top of the tank? It's not running constantly like it was before...
