New Flat Walk on Roof Terrace - Best Hardwearing load bearing waterproof floor finish???

Hey Noseall I think if it was a single dwelling house - the planners would refuse it. But it's a converted house made up of 2 flats with their own section of rear gardens. The proposed landing and stairs would replace the existing and is needed by the upstairs flat to get to their garden.....

New Flat Walk on Roof Terrace - Best Hardwearing load bearing waterproof floor finish???

Hi Woody, In the lease the 'structure' (e.g. existing garden concrete landing and stairs) is the freeholders responsibility to manage the repairs. They charge repairs to leaseholders/tenants in the 'service charge'. However, in this instance, I made it clear that I would be paying for all the...

New Flat Walk on Roof Terrace - Best Hardwearing load bearing waterproof floor finish???

I spoke to Sika who advised best surface for highly trafficked roof terraces are: 1) Cold applied felting with pavers on pedestals on top ( warm roof build up) 2) liquid applied membrane ( cold roof build up) I just need to check if there is a 3rd Option, with a bitumen / asphalt / liquid...

New Flat Walk on Roof Terrace - Best Hardwearing load bearing waterproof floor finish???

Hey Noseall Good point....not applied for planning permission yet but I am aware of privacy issues. However, as I'm proposing to replace an existing big landing and garden stairs - with a new extension and stairs - it could it be argued it will still be just a landing for garden access only...

New Flat Walk on Roof Terrace - Best Hardwearing load bearing waterproof floor finish???

Hiya woody, Yes - the freeholder is involved in my proposals.(y) they're not really bothered as I'm providing a bigger nicer terrace than existing. I just about have the required thickness for the roof to this small area of the extension, with a ceiling height of 2m inside. It will be tight...

New Flat Walk on Roof Terrace - Best Hardwearing load bearing waterproof floor finish???

I'd like to extend my flat with a new single storey extension. A section of the roof is a shared party structure with the upstairs flat / neighbour (who are tenants). The neighbours will want to use part of the roof as a walk on terrace with tables and chairs, plants etc, which is fine. I...

Cooker Hood - Extract to external wall

Not sure I made it clear in my opening post - if I vented up in the chimney I would still use a cooker extract hood and flue liner. But - yes - horizontal ductwork is the most practical - although uglier - of the 2 options (as will need to plasterboard the ductwork into the ceiling). It's...

Cooker Hood - Extract to external wall

I was thinking if I vented up into the chimney I would line it with a 150mm or 90 x 220mm duct. I just don't know which one will have a more powerful extract. Also if there will be an issue with grease dripping down in the vertical chimney option.

Cooker Hood - Extract to external wall

Hi all, I plan to install a cooker hood within a raised chimney breast opening, in an open plan kitchen living room. I want to ventilate it horizontally to an external wall using a 150mm diameter with a couple of 90 degree bends next to the cooker hood itself. The distance to the external...

My plumber fitted a radiator pipe too close to the plaster finish

Yes I already used Zinsser Bulls Eye 123 Primer Sealer Paint White several times and stain still comes through. Not the shellac product. Maybe I need a solvent based paint, then paint over again with a Matt emulsion finish??

radiator pipe denso tape staining my wall

Does anyone have any idea how I can stop the stain seaping though? Zinsser stain paint doesn't work. So now Im thinking of removing the stained plaster then either: 1) coating the denso tape with silicone filler, then plaster skim again? Or 2) cement render the wall? Any suggestions much...

My plumber fitted a radiator pipe too close to the plaster finish

He then put a bitumen type oily tape around the pipe and when we skimmed the wall with plaster, the oil from the tape keeps on bleeding through to the paint. No paint prevents the stain coming through :( Does anyone have any idea how I can stop the stain seaping though?

Victorian Lower Ground Floor Flat - any ideas for floor build up?

Hi - I'm the OP. Thanks for all your comments. My concern has always been that if you tank the floor - water will always rise up the walls - creating rising damp. The existing old plastic membrane (wpm) in the floor, has already forced some damp to rise up in the walls already - walls that are...

Victorian Lower Ground Floor Flat - any ideas for floor build up?

https://www.limecrete.net/limecrete-solid-floor/ This is the breathable floor I found - using geotextile membranes rather than solid membranes which the manufacturer claims meets/exceeds building regulations. I am waiting for the manufacturer to confirm if it's suitable for flats with one...

Victorian Lower Ground Floor Flat - any ideas for floor build up?

Hi all, I live in a victorian lower ground floor flat. I think the house was converted from a 3 storey house to 2 flats in the 1950's. My flat had some waterproofing work done in the late 80's early 90's (I think). The current floor build up from top to bottom is vinyl > 50mm screed >...
