    Permitted development question...

I tried the local planning department and now have a more in depth informal appointment booked for later in the week. From what I could tell from the conversation I had today. The garage would count as part of the original dwelling house provided it wasn't added after 1948 - I don't know how I...

    Permitted development question...

Proposed ground floor and first floor. So in effect the existing attached garage would be replaced with a 2 storey extension and then that 2 storey extension would also extend an extra 2m to what I would call the side of the property. The ground floor would also have a single storey 2m...

    Permitted development question...

This is the existing ground floor and first floor. The measurements aren't perfect as some are measured by me, some are taken from the listing, some are guesses based on other measurements etc. The house also doesn't seem to be perfectly square so sometimes it depends on where the measurements...

    Permitted development question...

Thanks, It doesn't have much in the way of neighbours. The house itself is long but narrow. The edge closest to the road is 4m wide but then extends to 6.3m wide further back. When looking at this side of the house, the main entrance is on the left side. To the left of the house is the...

    Permitted development question...

With permitted development. What counts as the front of the house? Is it the side closest to the road or the side with the main entrance into the house? In effect this house is turned 90 degrees to the road. Thanks

    Permitted development question...

I've had a search but can't find a definite answer on this one. I'm looking at a house to purchase. It is in the greenbelt but doesn't have any specific restrictions applied to it. The house is quite narrow (approx 4m) but has a single storey lean to along one side (I believe it to be original...

    Mains water leak

No can't hear anything when all is quiet. The only thing that we've had is that if we go out all day and then flush an upstairs toilet then you can hear a bit of air in the pipe. When we've been around using water all day if doesn't do it at all. It did only do that once though, we haven't...

    Mains water leak

No we aren't on a meter, so we can't use that test.

    Mains water leak

It was Severn Trent water phoning, I couldn't see a logo on the man's clothes who was looking around on the drive etc. It is the water pipes. They are saying they will come and 'gas' the pipes. I asked what this meant and the telephone operator said that they would disconnect the water and pump...

    Mains water leak

We live in a detached house built in 1979. Yesterday morning the dog was barking at about 8am. I looked out of the window to see a man in an orange hi-viz, putting around looking at the water shut off valves at the end of my drive and the neighbour's drives. I didn't think much more of it...

    Tarmac drive improving

Thanks for the reply. That stuff like worth a try. The drive is approx 60sqm, it says 6sqm per L. And it comes in 5L tins, so if the coverage was accurate I'd need 10L, so do you think 20L would do the job for 2 coats or are you saying double that? Any tips on prepping the surface first? Do I...

    Tarmac drive improving

We have a tarmac drive that is probable 30+ years old. In general the condition is fine except for at the top where it has two patches from the utility services digging it up and patching it (at least 15 years ago) and a small patch at the side where it has worn away. I've had a quote of £6-7k...

Adding a path into the lawn

I don't fancy any large stone as it doesn't get as much sunlight at the front (North facing) so thinks can get mossy / green and go slippery. I thought the 20mm slate would be grippier.

Adding a path into the lawn

Our front lawn borders the drive but during once the cars are parked on the drive we often end up walking down the edge of the front lawn. This is ok in the summer but in the winter it makes the lawn look messy and brings muddy shoes into the house. We want to create a path in the first 1m of...

    Internal vent pipe insulation

I'll have a look up in the loft however the roof gets very low where it is and it is behind the water tank so not the easiest thing to see. I don't really fancy pulling the plasterboard off but it might well be the best solution in the end. Especially if it isn't sealed at the bottom.

    Running

I'm liking my running right now. I started back in 2013. When I started, I couldn't run far. I got to the point of running 2km without stopping so feeling good I entered one of the hardest half marathons in the country , which was 6 weeks away. I trained hard for 6 weeks, and ran the HM in...

    Internal vent pipe insulation

Sorry if this is in the wrong section, I couldn't make my mind up which section fitted best. Anyway, we have a late 70s house which has an internal vent pipe for the main bathroom. It runs up in the corner of the bathroom (which is tiled in) and goes through the corner of the loft and it...

    New build costs

Thanks - The more I look, the more I think it just isn't worth it. Realistically the land is going to cost £400k and will yield two properties - one I estimate to be worth approx. £450k, the other approx. £550k. So £1m at the end, but the extra costs for Self build mortgage, inconvenience...

    New build costs

Yeah, at this point I don't want to go too far if it isn't going to be possible - there are a number of complications and costs to going down this route so it isn't really a preferred route. I know of one similar build that cost £200k but was able to connect to mains sewerage - otherwise similar...

    New build costs

I'm looking to move in the next year or so as we want somewhere with a bit of land. As such I'm looking weekly for properties that come up and weighing up pros and cons, and getting a good idea of what we want, where we want it, and how much we should be paying. One of the properties I've seen...
