where do I find a copy of the "building regulations"?

"where I can find a copy of the official building regulations" I'm going to politely assume you're joking

Applying for planning again after you already got permission!

Incidentally, if it's not a 'minor amendment', and you find yourself going down the 'new application' route, it's probably still substantially similar to the original application and thereby falls under the 'one-free-go' rule, which applies regardless of whether an application is withdrawn...

I'm afraid we're dealing with a considerable backlog at the moment. Please leave a message after the tone.

    New garage height

It's a risk; you should build according to the plans. The LPA have four years from completion to take action.

I know you're pressed for time, but honestly, just whack in the appeal.

    Advice needed on rejected application

I suspect Ms Kirsty Shirley's preferred pronouns are she, her, and hers - but mine are I, me, and mine, so what would I know.

Architect or Builder issue? with planning enforcement issue? Any help welcome.

Public combined sewer running under living room (1905 house) and no build over agreement

Level of detail for building reg drawings

Can I get plans which show where wires/pipes etc are?

Well, it *should* be in the O&Ms, but they're rarely very accurate.

Has the Architect created a problem?

I'm unaware of any case law to that effect.

Has the Architect created a problem?

After 4 years, any such breach becomes unenforceable, if the council have taken no action in the interim - but presumably you're only talking about another 100mm.

    Semi Detached Stepped rear extension

Precedent comes into play when proceeding to appeal however, so it's perfectly valid to cite precedent, if you intend to go down that route.

Can I make an office in my loft with no regulations?

In the event of fire, just make sure there's nothing left of the loft conversion

    Permitted development on conservatory

Somewhat confusingly (well, it confuses me), Permitted Development Rights and Certificates of Lawful Development relate to two different Acts of Parliament (GPDO 2015 and TCPA 1990 respectively), so you're not really confirming that the work falls under 'Permitted Development', but rather that...
