I would install the cable myself first, and let the installers connect it up - if they are happy with it. They will be pleased you have done half of their job for them. As long as you it install it correctly, they shouldn't object - they just want to get home. Make sure you are there on the day...

All depends how much damage you want to do to your walls. If you don't want to chase your walls, and can re-use existing wiring and old conduits, then use three plate wiring with a junction box above one of the downlighters. No reason why a system can't be a combination of 'feed the switch'...

Just stick a 13amp double socket on the end of it in the loft.

What you have shown looks ideal, and will fit in a regular, outside socket.

Unless you can get a neutral from another part of that same lighting circuit, for example the consumer unit.

To clarify what's been said:- The single black is the switched live (currently wrongly connected to the blue lampholder flex, should be the brown). The two blacks are the neutrals (currently wrongly connected to the brown lampholder flex, should be the blue).

I think you'll just have to be very careful when cutting in, Pick a day when it's cool and not sunny, and take your time in doing some reasonable cutting in without rushing it.

What are you actually painting? Walls? Fascias? Windows?

Any photos? Could the flat be powering the shop below, or other flats? Strange things going on outside in the road can cause odd things to happen inside - but best to concentrate on the property side.

My windows have UPVC trim covering all that damage. Might be easier.
