Any clever ideas about this stair problem?

I mean this "private firm of inspectors" you mention, are they different to the official BC people? You can have things inspected by someone private, then, and BC just take their word for it?

Any clever ideas about this stair problem?

But the LA would ultimately have to see the plans at some point, no?

Any clever ideas about this stair problem?

Since the whole project depends on this, I can't apply for PP before it's resolved, e.g. I may even elect to go with single-storey only, for example. So, will my local BC department be willing to comment on this matter informally if I provide them with plans, or will I need to submit formally...

Any clever ideas about this stair problem?

I suppose I can't do anything really weird like these?

Any clever ideas about this stair problem?

There's space for a winder at the bottom (if I reconfigured access and room usage, which isn't a problem) but I would still run into headroom problems, I think. I have about 10cm spare headroom at the lowest point and each riser being about 23cm means there's not a lot to play with. Two new...

Any clever ideas about this stair problem?

Unless I'm not picturing it right in my head, regardless of the rise/going combination I'm limited to 42 degrees overall (which my current stairs are at already) and so I'll still not gain the height I need, right?

Any clever ideas about this stair problem?

I'm hoping to put an extension on the side of my house and need to work out a way to gain access to the new upstairs area. I don't seem to have much scope to alter the existing staircase, I wonder if you guys can come up with any clever solution? The top picture is as it is now, showing the...

Expansion tank overflowing - cylinder failed?

You mean adjust the HW tank level downwards so that there's no pressure difference and it stops flowing into the CH tank? Do I then risk water inter-mingling in the other direction, though?

Expansion tank overflowing - cylinder failed?

hmm, what's the rate of damage that could be taking place here? Will a few months ruin things?

Expansion tank overflowing - cylinder failed?

Sorry - not very clear, what I meant was that when the feed to the HW header tank was closed, the CH expansion tank did not refill or continue to overflow. When the former was opened again, the CH expansion tank returned to slowly overflowing. In normal operation the water level in the HW tank...

Expansion tank overflowing - cylinder failed?

I've read some old threads about this and I think I know the answer already, now. Here is the situation: The CH expansion tank is continually overflowing (steady drip out of the plastic overflow pipe emerging from the house, plus can be seen happening in the tank itself. I drained water out of...

Is this enough info to get some quotes?

Do these kind of plans go down to the mm, instructing on brick spacing, exact cuts for joinery, and things like that? I would also worry about insulting a builder by giving him Lego-style plans for something he could hopefully do in his sleep. So estimates I get are all going to be about the...

Is this enough info to get some quotes?

How would an ignorant client like myself notice that arrangement, is there any way to tell? I assume the builder is usually happy to charge extra so he won't complain and alert the client to the lacking plans, right?

Is this enough info to get some quotes?

To what level of detail does the architect micro-manage the builder's work, typically? I've had a look at the plans produced by an architect for two friends' projects (one was only single storey) and there wasn't a lot to them (especially for the ~3k it cost), just dimensions and a few notes...

Is this enough info to get some quotes?

I am considering an extension and want to get some quotes. Is the following information, of course combined with a site visit and/or photographs of the existing elevations, enough for a builder to give me sensible figures? Elevations: http://i.imgur.com/dEVuF0j.png Floor plans...

Can soil pipes "fly" over flat roofs, without being attached to a wall?

The ground floor under the flat roof is concrete so quite disruptive to dig up for this, would have to rip the kitchen and bathroom apart. If I gave it support every 400mm or so, would it be permissible, i.e. would BC like it?

Can you build over a lower storey in this way?

There'd be no space for a post in the ground floor room, really. Assuming the same sqm overall, would #4 be more expensive than #3?

Can soil pipes "fly" over flat roofs, without being attached to a wall?

When there's no wall to attach it to for that section, can it be supported from underneath somehow (like with a long wedge-shaped structure underneath it)? I hope the diagram makes sense...

Can you build over a lower storey in this way?

Below are four simplified floor plans, black is an existing single storey structure with a flat roof, say, and red is a second storey addition to be built on top (and in #2, #3 and #4 also enlarging the footprint so assume that some extra ground floor is built as well) I'm pretty sure that #2...
