Cold tap is warm when recirculating pump is on

All of the pipework other than in the "plant room" is in plastic but it's not insulated. Of note is that the temperature is consistent no matter which tap you try, from the sink closest to the heat source, all the way to the kitchen which is the furthest point.

Cold tap is warm when recirculating pump is on

Sorry, I meant to say that I have run the furthest cold tap enough to clear the pipe volume but it still doesn't run cold. I'll give it another go tomorrow though and run it for a good five minutes. I only ran it for two minutes but we do have very high water pressure...

Cold tap is warm when recirculating pump is on

I didn't say I was willing to ignore it - I just said I doubted it as everything's new (I should have said that in my original post of course) and mixers tend to fail over time (caveat - only what I've read on Google) rather than being faulty out of the box (touch wood). The cold water is...

Cold tap is warm when recirculating pump is on

I think the check valve should be moved above the next junction and just after the "Cold Cylinder" gate valve which means it can only pass into the cylinder's CW inlet. Having it immediately after the pump achieves nothing other than preventing cold water from entering the pump and on into the...

Cold tap is warm when recirculating pump is on

Everything is brand new - I doubt it's the mixers.

Cold tap is warm when recirculating pump is on

Hi, I'm having a problem with my plumbing - the builder responsible has long since "departed" and I've only noticed a problem when I've increased the time/duration of my recirculation cycle. It seems that the cold water tap is now producing relatively warm water and I'm concerned that warm...

Changing Juliet Balcony Doors to Window

Sorry, I thought I'd answered the original question about egress but I can't have clicked on "Post Reply" - I've done so now. There's another pair of French doors which *will* have a balcony. I need to arrange a visit from the BI anyway so I'll ask them then about a suitable internal barrier -...

Changing Juliet Balcony Doors to Window

I would prefer to be able to semi-permanently secure the doors - it just made sense to me that if the sash can be secured, it's logically the same as framed glass. I can always apply for the balcony again but the people involved are "unreasonable" if you get my drift.

Changing Juliet Balcony Doors to Window

Yes, there's another pair of French doors and there will be a balcony for these.

Changing Juliet Balcony Doors to Window

Hi, I've had French doors fitted to a first-floor bedroom in anticipation of having a balcony installed. However, due to a change in circumstances, I may not install the balcony after all (it might be something I do in the future though) and I'm looking for a way of making the doors safe and...

Wooden Garage - Concrete Base not Level

I believe that the concrete slab did have a DPC but I was only told that - I didn't see the DPC before the concrete was poured and I've seen no evidence of any sticking out from the sides, etc. Are you suggesting a course of bricks underneath it, assuming I can lift it?

Wooden Garage - Concrete Base not Level

Hi, A builder installed a concrete slab and assembled a wooden garage on it. Unfortunately, the slab wasn't level so it ended up needing a significant number of wedges to level the garage - please see the attached picture. The builder will not be returning so I'm looking for a way to deal with...

Garage in Conservation Area - Principal Elevation

Thanks - the one I was looking at is specifically designed to conform to PD so it was just an issue of the principal elevation. I am considering an alternative which will require planning permission though, as I need to request permission to demolish my existing garage anyway.

Garage in Conservation Area - Principal Elevation

I'm certain - I've been prevented from fitting a porch at the front and they won't let me fit a balcony to the rear. On a slightly different subject, I believe I'm allowed a porch in accordance with PD as long as it's within the size restrictions (<3sqm) - I haven't tested this yet. I'll...

Garage in Conservation Area - Principal Elevation

They already did that - they reckoned the argument could be made for both. If I recall correctly, they complained about my desire for a balcony on the rear because it was originally the front and they complained about my plans for a porch on the front because it was originally the rear...

Garage in Conservation Area - Principal Elevation

Thanks, I'd read the guidance you cited but that's where it gets even more complicated... The "front" door, which we use now, was not the original front of the house. Instead, the rear of the house was originally the front - we found that out from historical pictures and confirmed it when we...

Garage in Conservation Area - Principal Elevation

Thanks and I take your point about design. The existing garage is an ugly, badly-rendered brick-built structure and it's in the wrong position. If I do need to proceed with a planning application, I'd hope to make the argument that I'll be improving the "openess" by building closer to the...

Garage in Conservation Area - Principal Elevation

Hi, I want to build a new garage which will replace an existing one and, ideally, I'd like to do it under Permitted Developmet. However, my property's layout is a bit odd because the house is side-on to the road and the existing garage sits to the front of the property, which I've assumed is...

    Downpipes - 63mm or 76mm

Like other aluminium downpipes, Marley Alutec Tudor, which is the one I was intending to use, is available as 63mm, 76mm and 102mm: https://www.marleyalutec.co.uk/products/downpipes/ I agreed to it as my property is in a conservation area but, as I say, it just seems odd that I can use 63mm or...
