    Gaz how I read it is that an un-qualified REPAIRED the pcb!!! If you are a tenant do you have a current Gas Safety Certificate?? your Landlord is legally obliged to have this done at least annually by a qualified Gas Engineer - it is ideal if the appliances are serviced at the same time...

    Sounds normal for an installation of this type & age Is your Hot Water heating up (it might take over an hour depending on the system design) if you are getting hot water then no fault if not check the feed and expansion tank has not run dry due to a stuck ball valve :wink:

    If you are using a "HONEYWELL" PCB wiring centre, there are several links some of which need to be cut, one of the links is remote from the others and is the Timeclock Vs Full programmer link, this must be Cut otherwise symptoms you describe will be experienced :wink:

    Nothing to discuss! the pipe is the property of the Gas Transporter therefore the decision as to replace or re-use is theirs and theirs alone perhaps after inspection they feel that some of the pipes need to be replaced perhaps due to the proximity of the new main :wink:

    Sureflow + combi boiler make?

    Made by Potterton Flowsure+ is a 26.4Kw storage combi (not the best boiler in my opinion as parts are very expensive!!) A Grant Vortex Combi 26e would be a good replacement for this :wink:

    The tank should be no closer than 1.8 metres from your boiler's flue terminall (the part that the hot gasses exit) the boiler itself may be closer than that it is just the flue terminal that is the issue. As for too close to the House??? there is no regulation provided the house has a fire...

    The back boiler sits on a concrete hearth so if it's leaking i am pretty sure you would know about it! - my guess is that the ball valve on your small feed and expansion tank (usually in the loft) has stuck up and needs releasing, the noise is probably air being pumped around the system. :wink:

    Keep a written record of all conversations with the ESP and details of all visits supported with any worksheets that you are given - you may need these later - just keep phoning ESP to report smell of gas they HAVE to respond are any neighbours noticing any smell? :wink:
