    Did a bit more investigation last night by jamming a small bore plastic pipe all round the seal I thought was the culprit & blasting a hose down it, no water came through under the house. Then I blocked the end of the lead pipe feeding into the drain & let a half basin down, it all ended up...

    After shutting both valves, you could slacken off both fittings (place a old towel or similar round the base of the pipes to catch drips), lift the rad up & lay on packers on the floor.
