    you need a permanent live to L terminal use term 4 for the switching from timer/room stat wire the live from the boilers pump connection direct to the pump, doesn't matter about Neutral/Earth you can take these from the wiring centre or the boilers pump connection

    put a combi in rather than a water heater and just put a loop in the heating circuit. that way if you ever want to you can just add the radiators/pipes in the future, cost wise the 2 won't be that different.

    on average it takes about 2 weeks from when i notify for the cert to come from BC some take a bit longer. we don't send anything to BC just an online notification to our CPS provider (napit in our case)

    how to cut holes in a tile

    i use core drills, first i get a scrap bit of wood and cut that out, then having done that i mark the tile up and place my bit of wood on top, with both flat on the floor i hold them in place with my foot and carefully proceed to cut the tile using the wood to stop the drill skating.
