They didn't say but I'll ask for a copy of it. I guess anyone can create a letter after the fact though ... On the contract it does list some specific things that are only guaranteed for 12 months so I guess that'w what they're trying to say re: tiles for 2 years.
I mentioned the 'holes' we've...
I’ve probably miscalculated somewhere along the line but the floor is 13.5m2.
We’re not wanting tiles down again now - will go for laminate instead but that will obv mean having to remove the cement from the concrete and given none of it stuck to the tiles ...... that’s a lot of work required...
They’ve now been in touch to say the tiles/installation were under a separate 2-year guarantee and that a letter was posted to us concerning this shortly after the original build was complete :-|
A letter we’ve never seen, nor signed!
I’ve managed to get all tiles up. 36/44 had no cement on the back and came up whole.
They still say tiles & installation are not covered but they are sending someone out to check the base layer / concrete slab as there are some small holes present. Some are above where the manhole is/was - and...
We had no comms with the tiler at all. We simply chose the options for the build at point of sale and it was all included in the price save for the piling. We had no choices presented to us for the contractors
Yes I’ve told them. After they stated the tiles or installation of tiles was no longer covered I don’t think they’d be able to ask why they were lifted ...
Quite possibly. It looks as though the concrete would pretty much crumble away above where the manhole is but if I can get them out to check that part I don't want to mess around with it too much in case they try sating I've caused it ...
I think tomorrow I'll get all the tiles lifted and...
Hi chaps.
Really appreciate the comments on here - it has been a big help! Def no joy with getting anyone out but I've started to lift up some tiles just by removing the grout. Years back when installed, they were supposed to move a manhole as part of build but in the end said it wasn't...
Hi Foxhole. This is what I'm thinking too.
I've contacted the company. They said the tiling was subcontracted but obviously we paid the full amount to the orangery company. The attached contract is all we have. It refers to conservatory base 10 years but doesn't specifically mention tiling...
I’ve managed to lift up a complete tile - once the surrounding grout was removed the tile lifted straight up!
This is what the ground looks like underneath (with nothing stuck to the back of the tile).
does this shed any light on the problem or the installation?
thanks
We had an orangery built 8 years ago (still under 10 year warranty but the company have poor reviews with dealing with problems ...)
Our ceramic floor tiles have always been rock solid, but Christmas Day we heard loud popping/cracking sounds.
Visually the tiles look the same as does the...
I’ve partially lifted one tile. The back of the tile appears smooth - no cement attached.
The concrete floor appears in tact and still has ridged cement lines stuck to it ...
Does this mean the tiles were never properly installed? Is it worth calling the people who installed the orangery as...
No, nothing has gotten indoors ... may well be tile adhesive but I would never imagined the loudness of multiple ‘cracks’ would be that. When I walk on the tiles now they creak - almost like a large piece of ice that is about to give way ....
Hi,
We have an orangery 9 years old which is on pile foundations with suspended slab.
we have porcelain tiles bedded to the concrete which have been in place since the build.
Yesterday we heard a few loud and unusual crack sounds coming from the floor (when we weren’t in the room). Temp was...
We had a conservatory built a few years back (no regs required) and the installers built over a manhole so there is no access.
Now we are getting a solid roof on and will also be removing doors to conservatory so will need building regs / inspection etc
Is this manhole issue likely to flag up...
We’re thinking of having a solid tile roof (Guardian / Supalite etc) to replace our glass roof on orangery.
Do the installers normally dispose of the old roof or is it usual to ask customer to order a skip and deal with it?
