Process for adding extension, estimate of cost?

In London I use a ball park figure of £1000/m2 for single storey, pitched roof, standard foundations construction. It will cover a couple of rads and windows but not flooring, sanitary ware or kitchen. A builder can't give you a firm quote if he hasn't seen the structural drawings.

    Bad smell in shower room

I was wondering if anybody could offer some suggestions?( On behalf of a friend that doesn't post here) He lives in a second floor flat that has an en suite shower room (with toilet and basin). He has lived there for over ten years (new build when he bought) without any problems. A few...

    Changing roof structure- PP required?

Hi I had a single storey rear extension built (with PP) about seven years ago. Now with full planning I have built a first floor extension over half of this existing rear extension. The single storey rear extension has a fairly shallow pitch and so had some quite nasty looking interlocking...

    Flat metal roofs

Hello Not sure if anybody here has experience with zinc (or other metal) roofs? If it were a flat roof would you construct it just like a traditional felt cold deck but then just use zinc as the final layer rather than felt? Thanks

    Suspended floor question

Hi there My extension is having a suspended floor. The concrete is down as are the sleeper walls. The specs drawing was a little 'light' in terms of insulation  The builder says that he will use chicken wire and put rock wool between the joists, he says this was included in the...

    Three very different systems dilemma-help?

Hello. Are you confident that a 24kw combi boiler can 1) Heat a 3500 sqft house with about 30 rads 2) At peak hours allow two simultaneous 15l/min showers to run effectively, as well as the odd sink tap being opened or bog being flushed? Thanks

    Three very different systems dilemma-help?

Hi Dan I'm confused by your post. You say your preference is option 1 (which in my post refers to break tank and booster pumps) but then you also say you agree with Norcon who proposes a gravity fed system. Thanks for your help

    Three very different systems dilemma-help?

Hi Norcon So, none of the three options offered to me? Are you basically proposing the 'older' established system people had in the Uk prior to the popularity of combis and uvented cylinders? Thanks for your help :)

    Three very different systems dilemma-help?

Hi there I've brought this subject up from time to time over the last 18 months, so apologies for bringing it up again. I'm having major home refurb and extension work done and plan to have a new hot water and ch system fitted. When I first brought this up things were at the planning stage...

    Led spots + insulation

Thanks, I took a look at that thread but I think the situation there is a bit different? Anyway, my local electrical supplier keeps these on the shelf http://www.tlc-direct.co.uk/Products/FRDG10C.html?source=adwords&kw=knightsbridge%20vfrdg10c&gclid=CMX3nYn657sCFY_MtAodDi0A_g With these...

    Led spots + insulation

Hi Taylor Many thanks for your reply, thanks for clearing up the 'fire rating' issue. I like bright light, even in the bedroom, helps me find my little..... From the pics it's difficult to figure out how that fireguard loft brace works. Does it give the spot adequate ventilation...

    Led spots + insulation

Hi there I want to have some led spots fitted to my bedroom. It has a loft space/ attic above. I know you can fit any fire rated one and just make sure there is no insulation next to it. But that would mean loads of the loft space wouldn't have insulation as there are quite a few spots, so I...

Loft conversion eaves storage is too drafty

Oh I see. That does sound very odd. I have eaves storage with hatches in both of my loft rooms and temp control is never a problem Anyway, I hope you get it sorted.
