    I am planning on boarding some of the loft in a new build for a friend of mine. It seems the sheds all sell loft panels in 1200x300 or so panels so you can get them in and up. My question is, if the panels are T&G'd all the way round, then I guess you don't have to worry about the edges...

    would another option be a backer type board instead of ply?? Just thinking? They are more stable. Would the overboarding not raise your whole floor level up though? Whereas, taking the flooring up and then reboarding with say 25mm ply wouldn't.

    12mm WBP ply sounds too thin to me. I would go for 18mm min. Plus Ditra matting really is good. For your size area it wouldn't be that cheap, but would stop any cracks etc you might get from movement in the floor, unless your joist spacings really are close. Its only a couple of mm thick.

    If I did use Single part Flex, would that be ok though - would take longer to go off, but I just want to make sure it doesn't peel off after a few days!! Same with tiles, for granite, I want to use non rapid set to give a more time when laying as don't want to be in a rush against setting...

    according to that link then, the better stuff to use would be a low modulus neutral cure silicone, which from looking, Dow 785 is not! I am not saying it might not be suitable thoug - I hope it is as I plan to use it to seal my tray!!

    Re: fan - yep too right, shame builders of houses don't really think of that when they build these houses. They could add a small vent to the top of the window or something - some of our windows have that!! OK, will do.
