Yes, that's what we have, sorry for the confusion. What do you suggest I do to fix the issue?

Damp joist why and what can I do about it?

It's not the pipe it's all the way along across all joists. The challenge is we have loose insulation blown into the cavity (done before we brought the property) so if I remove bricks this will pour out. Also, should bricks be removed above or below the damp proof course? It's the same all...

Damp joist why and what can I do about it?

Thanks for getting back to me... No sorry, it is a cavity wall, by external wall I meant it's not internal to the property. Can't see any signs of dampness inside the dining room. Cant detect any rot on joists, perhaps seems damp to touch it's hard to tell. Outside pictured below as...

Damp joist why and what can I do about it?

I have a 1970's house brought about 6 years ago. Just had the radiator replaced and noticed damp on all the joist ends along the entire length of our dining room. It's on the external wall, at ground floor. Outside the DPC is about 5 bricks above path level. Any idea of what's causing...

    Big window cold shower experiences

Our bathroom is setup so the bath is under a very large window. We have an electric shower set up so you can stand in the bath and have a shower that gets pretty cold and I wonder if there's something that could be done. My thoughts are along the lines of: Reducing the size of the window so...

Feasibility changing downpipe location on guttering

Didn't consider either option thanks both. Didn't even consider this garage is stepped back 2m though, is this allowed and what limitations would there be, am assuming the capacity of the gully (the garage is massive)? In terms of roof area do I need to work out somehow with the pitch in...

Feasibility changing downpipe location on guttering

The existing drain goes under extension and keeps getting blocked with moss. There is a nearby lawn, how much lawn space would I need for a soakaway and how near to the boundary etc. must it be?

Feasibility changing downpipe location on guttering

Am considering moving the guttering downpipe out the back of our property as indicated by the red line in the attached image. It will be neater than shown ;-) I know I will have to contact building control RE adding in new gully and connecting in to the existing chamber which is surface...

Driveway options drop kerb allowed near/on cul de sac road junction?

We live in a cul de sac I have 2 options for a new driveway with a drop kerb my preferred option is just by if not on a road junction. Junction simply feeds another cul de sac so they are both minor roads. Even so, am assuming this is a no go and that a drop kerb this close to a junction...

    Retaining wall became damp

Have you raised the level of the ground on your side above where it was previously? If you have then it's the kind of change that might cause an issue as far as I can see. In any case, I would call the landscapers and see what they have to say about all this.

Postcrete for a lamp post base

You could secure with postcrete as suggested and fill the rest with concrete to save some money.

    Retaining wall became damp

I am by no means an expert but I cannot see the DPC, is it under the level of the grass? Either way, if you build up soil against a wall (especially if it's single skin) then water could well make its way through to the other side (above or below the DPC). I owned a house where my DPD was at...

    Gate Automation

Just started thinking about the viability of automating my driveway gates. Has anyone got any experience automating their garden gates? Did you DIY it and what did it cost you? Do the systems require maintenance or do they often break down if so can you give me an idea of what costs are...
