    Thanks for all the comments, the offending manhole covers three drains 2 from other properties although the manhole is on my drive. Do you think that the water company will pay for any repairs even though the chamber is on my land ?

    Hi Frank I would say the drain is probably 50 years old, Not made of plastic,approx 1m deep,10 m long. Hope this helps.

    Hi can anyone help ? I have seen some tree roots in a shared drain man hole. I was hoping that this may be cured by pruning local undergrowth then getting the drains relined. Any thoughts if this is the right plan of action and what is the cost of relining a 3" drain ?

    Thanks for the reply, I think the source of mould was condensation mainly from the previous tenants, I have since treated the mould and I intent to repaint with alkali resistant primer then repaint with emulsion any thoughts ?

    May have got my original estimation wrong the original condensate pipe it approx 6" from the pavement with approx 5m run to nearest foul drain.

    Thanks for the explanation I did think of providing a condensing dryer but space in the kitchen is a bit limited, and like you said they still have to use it after you provide it. I will pass on your article. My gut feel is that most of the issues we have are man made I guess you would agree.

    Yes to double glazing (No trickle vents) but installed condensation vents in both bedrooms. Vent fan in bathroom and kitchen. (Controlled on light switch) Central heating has a timed controller. Not sure about drying it's a rented house. (Suspect drying may be done on radiators) No tumble...
