    Yes, it will require insulation as per the 2006 Building Regulation that specifies that a new roof must have adequate insulation. Thanks for the link. It's good to know there are decent alternatives.

    Not yet. I've seen the EPC which recommends it's replacement but have yet to get the survey. The roof is covered in moss.
