    Loft conversion with rear dormer - Notices for Party structure & Line of Junction

    Do you think line of junction notice is unnecessary? The line of junction notice template drafted by the builder includes “the proposed works are as follows: the wall will be of timber frame construction , set back from eaves by 200mm and located wholly on my half of the boundary wall . The...

    Loft conversion with rear dormer - Notices for Party structure & Line of Junction

    Hopefully there is a simple answer to this question - thanks in advance. I have received 4 template documents from my builder relating to the PWA to give to my neighbour: 1. Party Structure Notice 2. Acknowledgement of Party Structure Notice 3. Line of Junction Notice 4. Acknowledgement of...

    Cracked stone door frame (jamb?)

    Thanks Ken. No doubt you are probably correct. There are a number of 1930s semi detached houses in the street with an identical design. Any idea how to investigate and/or repair this? Or who would be qualified to advise?

    Cracked stone door frame (jamb?)

    Hi all, We’ve just moved house and the front door jamb has an impressive crack as pictured. Can anyone advise on whether this would be considered an urgent (structural) repair and whether this would be one for a regular builder or someone more specialised in sandstone like a stonemason? edit...

    Retiling roof and adding/replacing existing velux

    BC were involved in the regularisation 3 years ago - they passed the insulation, structure, fire measure. Based on the planning portal statement below I didn't think i would need BC involvement just to reroof (modifying the insulation & extra windows would happen separately). Current insulation...

    Retiling roof and adding/replacing existing velux

    Thanks for your comments. I'm not sure the difference between cold/warm roof construction, but interesting comment about not needing the tile vents if breathable felt is used. Is this still the case if our house doesn't have soffits (see below)? Also if there's no requirement for a 50mm...

    Retiling roof and adding/replacing existing velux

    Hi We have a Victorian terrace with a mid-90s loft conversion (so no idea of the spec in areas I can't access) - it has proper stairs, a bedroom & an ensuite in a small rear dormer. The loft was regularised by the council in 2013 as part of our purchase of the house. It is not really very...

    How to get my decking looking flawless again?

    definitely don't stain - you'll have to keep doing it! I struggled with poor results and damage from jetwashing. This year I used moss killer which I scrubbed in with a broom, then waited 3 weeks before careful jetwashing. Brings it up brand new.

    My shed with a round (hobbit) door

    An amazing project, very envious. On a side note, can I ask how you built your wood store ?

    Nice floorboards

    Yeah this^ We replaced chipboard with newly-cut floorboards (cut from victorian joists) , then used osmo oil to treat them - they look fantastic, not too perfect like new boards from wickes etc

    Rain = leaking roof/dormer

    Thanks - I think the difference in exposure might be where I pushed the tile back up to be in line with the others. The rows of tiles are ~34cm apart. I've been put there with a bucket of water trying to find the leak and have isolated it to the tile with the notch or perhaps the one above...

    Rain = leaking roof/dormer

    Thanks for your comments. There's two tiles between the velux and dormer. In the daylight I could see an obvious gap between the rows of tiles nearest the velux. 2016-11-19 09.13.27 by drpepe posted 19 Nov 2016 at 10:45 AM I pushed the tiles back up until it was in line, and I also pushed the...

    Rain = leaking roof/dormer

    Hi Have had a leak into our 1st floor bathroom for several months, but we haven't managed to catch in the act over the summer - everything has looked dry when we 've gone up to the converted loft. Lots of rain today and the bathroom ceiling is dripping through - and a give-away damp patch in...

    Roof detail to prevent rain drips

    I thought as much. Will have to speak to my neighbour, but he's pretty good. I know it is a bit hard to tell from the pics, but is there any limit on how steep an angle a standard gutter can manage?

    Roof detail to prevent rain drips

    Hi - I'd like to stop water drips onto my new render / paintwork on my extension (see pics below, my extension is green) - you can see drip lines next to the drainpipe - it has only been painted a couple of weeks so obviously this isn;t ideal. It is a bit complicated as the roof is part of a...
