    In cold snaps, like the current one, our hot water starts off hot but then goes cold. Leave it running best part of a minute and it starts to run hot again. This only happens during really cold snaps, with daytime temperatures 5C or less. The boiler is having its annual service tomorrow...

    Thanks for all that. As neither expansion vessel has been pressure checked AFAIK for several years would you advise that I check the air pressures using the sort of simple gauge you would use to check car tyre pressures? Or, as both CH and the Santon are running fine just leave well alone?

    Underfloor leak in CH

    Over the moon here! Gave the system a double dose of Fernox yesterday and this morning the telltale blade on the meter, which shows even the slightest usage, is rock steady for the first time in five years!!!!! Thank you so much :D
