    Hi Terry, 2160 X 700 was old rad, pipe to pipe 2210. Closest I could find was 2000 hoping I could reduce pipework until I looked under carpet, I should have looked before really. I know I could fit tail extensions, but would ideally like to reduce pipework so it looks neater.

    Many thanks, that's probably the way I'll go. Fall is good and no ponding. I'd thought I'd need minimum 12mm ply/OSB, can I really get away with just 6mm? Better for me if I can as it's cheaper.

    Yes, I can leave it vertical in use, swivel it 45 deg or more to get the magnet out, swivel it back to flush, then reversal of the above. A bit fiddly but it's my only option and shouldn't take a couple of minutes with practice.

    Thought I'd do a follow up post. I removed the Taconova setter bypass thinking that could be the only problem, and it was totally blocked of crud allowing no flow through it whatsoever.. Cleaned it all out, reinstalled and all working perfectly again. Thanks for replies.
