I take your point about the type of surface. It's a typical end terrace with roughcast walls. No cracks, no obstructions. Gable end with no windows or doors.

The boiler is a Baxi DUO-TEC 33 Combi ERP.

We just changed to a combi boiler a couple of months ago. I am finding that we have to run the hot water for up to thirty seconds before it gets hot. Sometimes it runs hot then cold then hot again. It's a brand new boiler. Is this typical of combi boilers (I have never used one before)?

I did get another quote. Both of them were from people that I know personally and that I am sure I can trust.

It's just my wife and I in the house and we have an electric shower so I don't think that flow should be a problem? Regarding radiator leaks, my next door neighbour has the same installation and since he changed two or three years ago he had no problems. Hopefully this should be OK.
