I have what looks like rising damp in my living room of an old late 1920's house. It's below the bay window, on the bottom above the skirting board and stretches about an inch above. I can see the paint peeling and the plaster is discoloured.
The flooring is just the original suspended wood...

I have Bosch washer dryer and there appears to be an issue with the water draining.
It goes through a cycle and the door opens but the clothes are still wet when on dry.
There is no water in the drum itself but when I unscrew the catcher part tons of water comes out.

The wall is brick, it's a 1930's brick fireplace.
I was thinking of rawlplugs as that is what place likes Celtic timber have in their videos. The issue is they don't specify the beam size in regards to the best fixing.
I am going to attempt to do it with the help of a friend. I can't find anyone to do it.
My only concern is keeping the rods in a straight position as the resin drys.
So I just wanted to be 100% sure that this is definitely the best fixing for a 3ft oak beam, by 5 inches depth and width...
Thanks, when it was done previously it was the woodburner installer, he did just as you describe but I'm going back a few years now.
We are in Hertfordshire.
I'm actually struggling to find someone who has experience of thus type of installation.
They don't seem knowledgeable about it and I have to explain. Then they say they can do it.
I don't feel very comfortable having to tell someone.
Maybe it's too small a job for someone with indepth knowledge.

I had previously read the rods go into the wall first and then the mantle pushed on, this is the other way round.

I have an oak beam for a mantle that is 3ft in length and then 5x5 inches.
I wondered if was best to use straight brackets or T-Shape Brackets to fix it above the fireplace?
My previous one was straight brackets.
Any advice would be great, including size. I'm not doing anything that...
I think that is plaster they dropped on the thread, I could be wrong though.
So I'm clear, I can straighten up the bolts, drill new holes and then fix it in place with with the resin?
Yes it is, but the beam has larger screws.
So when it was put up, they put the screws into the wall first, then made the holes in the back of beam, put in the fixings and then attached.
There are three of these in our beam, two are bent.
But I can't see how I can reattach this without...
They used floating screws, so the screws are meant to be in the wall first, and then the beam is attached. But the screws were pulled out the wall and left in the beam.
So I'm not sure how I will be able to fix it without pulling them out of the beam.

We had our walls plastered and they removed our floating oak beam over the fireplace.
The fixings have been left in the back of the beam and are bent.
They are quite a thick diameter screw and I wondered how I could remove them from the wood to start again.
Any suggestions?

The builder did it, then their work finished, then the floor was put down, and now someone else is doing the skirting, im not expecting them to plaster, hence my question. I'm not going to have the wall entirely plastered again.
I know, just another thing I missed after after builders finished. It's been a stress and I don't want to ask them back. I'm not sure why they left it like that. I assumed the skirting covered it but it doesn't. So that leaves me to do the best I can.

We have been having our house renovated and the walls plastered , old skirting removed.
New skirting is being fitted next week but in one area there is a 1cm or so deep gap and the skirting isn't high enough to cover it.
Can anyone suggest a solution? I'm not quite sure how to deal with...
