Sounds like you have a leaking heat exchanger, and the water is running straight out the condense pipe. See if when you isolate the boiler it should eventually stop, and nothing should come out the condense unless the boiler is running. James

Sounds like the water level in the tank is set to high so as the water expands when the heating is on, it all starts to come out the overflow. Or your boiler thermostat is playing up and heating the water up to hot. James

Do you have thermostatic radiator valves fitted, if they are installed incorrectly they can bang as they close down. Should the boiler have a pump overrun? James

Get it checked out, but don't get fobbed off with a replacement boiler, these are very solid and reliable boilers. One of my favourites. James

If I remember rightly these boilers have two prv's one for the system and one for the unvented store. Can you identify which one is letting by, could be a faulty thermistor or dirty plate HE, at a guess. James

It is quite possible the impellor has sheared off the end of the shaft, I find this quite often. Close the two pump valves and undo the four allen bolts holding the pump head to the pump body and take it off and check only takes 5 mins to rule it out. James

Most likely cause is a faulty pump, but without proper checks this can't be confirmed. Same problem with the hot water, without further information its hard to say whats wrong. More than likely a divertor fault with the hot water though James

From a professionals point of view it would be easier and more cost effective to just change the board if its playing up. Otherwise you run the risk of further call backs James

The new cooker won't come with a cooker hose already attached, you will need a corgi to come and attach a new hose and connect, commision and tightness test the installation. Shouldn't cost more than an hours labour plus a cooker hose. James

Your a clever one aren't you, what you are doing is technically in breach of the gas safety, installation and use regulations. Get someone who knows what they are doing before you hurt yourself or someone else. James
