Thanks Woody. Most "professionals" I have been involved with during this process have either been incompetent or severely lacking any attention to detail so it wouldn't surprise me.

Thanks I will this morning. Leofric - the notes I am referring to are titled building control notes and are referred to in the drawings. I.e. please read in conjunction with building control notes blah blah. The notes also come with a letter saying the drawings are approved and compliant...

Thanks. Unfortunately I have limited knowledge so don't completely get all of your post. On the notes it also says supalux should be used when within 1m of the boundary. This wall is the flank wall and is right on the boundary. Confused.

Extension on top of single brick garage.

If your wife is a design engineer it's an absolute no brainer to do it yourself and save the money. There aren't many Our council just wanted to see some sort of visual break between properties. A hip roof and a 0.5 set back was enough to achieve this. In the past they have also i Our...

Extension on top of single brick garage.

I'm no expert but we have the same restrictions in our councils planning policy. I.e 1m set back and also 1m in from the side boundary. Our neighbour got approved to go full width above the garage with a 1.4m set back at the front. The council also insisted on a full hip roof to reduce...

    Soil pipes

The sink waste currently goes under the floating kitchen floor and connects to the SVP that comes down from upstairs.

    Soil pipes

The SVP currently runs out the bathroom wall upstairs and then down the outside wall and into the existing kitchen extension. This then runs about 2m to a manhole out the back of the property. Nothing will be built over.

I will raise it with him and yes it showed it going into a manhole that apparently is for telecoms. I haven't lifted it but the drains run across the back gardens according to the locals and there is a manhole out the back. Also question .If the drainage plan is changing does the building reg...

    Soil pipes

Yes that's the external wall of the garage but has no access on the other side. Apologies but what does running a 4" drain exactly mean ? The architect had done the drain run out the front but the manhole has telecoms in. To be honest he should have investigated that further. Someone...

Hi guys, I'm slowly getting there with our extension project with great help from you guys. Had builders in to quote and all of them have raised the issue of how to deal with the drainage from the downstairs loo. The new drainage was going to be out to the front but it turns out the sewers are...

    Our first quote

Drawings and construction specification. To be fair it has been padded out a bit. It's for an extension over garage 7m X 3.4m. I was just curious how detailed quotes should be.

    Our first quote

Thanks. I have supplied the builders with the building regs plans as they have asked.some 35 pages! I'll hopefully get a better idea soon once a few more quotes come in as to what the real price for this thing is.
