Great thanks for the re-assurance- it’s actually starting to look better now the paints drying, looking abit patchy in some places but as you say the mist coat isn’t there to look nice! I assume should be ok with just the one mist coat?

Aha I did think this - we have 2 sets of lights, one on an old type mechanical timer, and the others on a WeMo. The first time it happened it was around 6am so the lights weren’t on - of course that don’t rule out the timers?

Thank you! - so just to be clear (so I know I’m understanding right!) from the wires on the right hand side leave the blue, yellow and red cables connected together in the choc box. For the switch use the red from the left and the black with red sleeve from the right hand side? Thanks!

So I cleaned out the over flow pipe as suggested - as I said the smell seemed to had eased off before then and the past week or so there's been no smell atall - till today! Doing my best sniffing around it seems that both the washing machine and dishwasher units are both have a bit of a drain...
