Intumescent paints on Lath & Plaster

Thanks for your reply Freddie, the loft (2nd floor) is easy because it’s not boarded. So I can just Chuck rock wool in it from above. It’s the first floor that causes massive disruption, and I’m trying to avoid lifting all the floors. Dan

Intumescent paints on Lath & Plaster

So my building controller says Lath and plaster ceilings do not meet the 30 min fire protection, so as part of our loft conversion we are required to insert rockwool Flexi within a galvanised steel mesh between the joists in the floor above. My LBC says since grenfell they no longer accept...

Adding a lat at bottom of roof

Firstly I am no expert. but Sounds to me like you need to increase all or none of the battens. Otherwise your always going to be chasing the height up the roof. Its normal for the Lowest batten to be thicker. (The tilting fillet) which as I understand it should be the thickness of the tile...

Adding a lat at bottom of roof

I’m also about to undertake my roof... Relief when that breather membrane goes down. not sure exactly what you mean regarding the heights. The tile battens should all be in the same plane. (Height relative to the rafters) this site is v helpful. https://www.fixmyroof.co.uk/

is this chimney lead tray ok?

So we had our chimney rebuilt down to roof level and back up again. local brick layer did most of the work. there were many other projects happening at the time and I didn't notice till now that the lead tray doesn't seem to have any mortar.... looks very deliberate, I realise the weight of...

Best way to cut roof insulation around these little dormers...?

We're having a new roof on our renovation. building control are onboard etc. Replacement roof will have a u value of 0.16. I'm using superfoil sf40BB which is insulation foil and breather membrane in one. this should be a simple job but for my little dormers. Ive laid a couple of sheets on...

Building control Fire regs for a loft conversion, means of escape

So if I retain the original L & P wall at the bottom of the stairs and thick victorian door that fits its frame well. (location as shown in the modified floor plan.) Do I have to uprate the door? Do I have to replace lime with gypsum? Will a more sophisticated fire alarm help me achieve my...

Building control Fire regs for a loft conversion, means of escape

Thank you for this frutbunn, might the Lime L & P pass in its current state? I'm hoping to get the L & P certified to achieve modified 30 min fire resistance. (downstairs ceilings) I think the full 30 is impossible to achieve. but if you could confirm this that would be great. Dan

Building control Fire regs for a loft conversion, means of escape

Yes there is currently a L & P stud wall there at the moment. It could be upgraded to meet fire specs with lots of gypsum. I think this might be the easiest way.

Building control Fire regs for a loft conversion, means of escape

I like this, particularly if it doesn't include misters /sprinklers. ( I suspect it does)

Building control Fire regs for a loft conversion, means of escape

Cheers Damo, They are thick old victorian doors, and yes I think that with modification they could be upgraded to meet the regs. (I'm told) I do not want to replace them with fire doors.

Building control Fire regs for a loft conversion, means of escape

If the first floor bedroom doors meet the regs, intumescent paint etc then yes, I think so.

Building control Fire regs for a loft conversion, means of escape

Hi, we have a victorian brick house we are converting the loft on. Ive attached our proposed floorplan. One of the issues Im having trouble overcoming is the fire planning. it appears fire engineers are like hens teeth. I literally cannot find anyone to assist who is anywhere near to me...

Help me choosing insulation for pitched roof loft conversion.

He did design it, he knows our intended purpose for the loft, Building control will be getting the justifications, etc etc all documented. replacing the timbers would cost £££, adding a few bits of batten I can justify the price of for the proposed changes (collar tie removal to allow vaulted...

Help me choosing insulation for pitched roof loft conversion.

Because the OP (me) is a self builder, and nobody has suggested that the solution is cobbled or sub standard. my rafters are 6610 long @400 centres across the 11m roof. So I suspect new rafters would have a significant cost implication. Not to mention the fact that my chippy loves the tight...

Help me choosing insulation for pitched roof loft conversion.

LBC say they don't run to planning dept for minor adjustments to roof height to accommodate insulation. my SE has checked the rafters, and his recommendation was the battens. I presume he didn't spec the 50 x 50 battens for decorative reasons, so im hoping they will do something.

Help me choosing insulation for pitched roof loft conversion.

structural requirements are the extra 50 x 50 batten glued to the underside and fixed every 200mm. giving total rafter depth of 137mm Building control are onboard. I am able to over clad if desired. We're detached. BC are happy for the roof height to change a bit.

    white residue on engineering bricks

I hadn't seen the 2nd set of photos when i posted earlier. Are you sure this is render and not just the remnants of paint? my advice is to get a steam wallpaper stripper £20ish I think. steam the marks and if you can get any movement from them then steam is the correct way to go. the steam...
