    OK I wont drive a car in and out it is just used for storage for tumble dryer, outdoor furniture, kids outdoor toys etc, so a thinned down coat and then normal strength on top may suffice, I will consider my options, thanks

    Plumber came around and took off the shut off valve, not sure thats the correct name, but he put back together maybe replaced a seal and seems ok now - no more dripping! He said it may not work and he would replace valve but its been 3 or 4 days.

    The architect has said loft conversion is feasible, stairs is a bit of a problem may need space saver or come from another room, or add a dormer. He talked about not using RSJ's but using telescopic beams, does he mean telebeam and are there not any alternatives? As telebeam seem quite expensive.
