    Leaking flashing

Hey So basically i have had some awful leaks during the storms and I have had visits from every tradesman you can imagine including 3 roofers who all suggest putting a lead flashing over the top of the rubber upstand. I know this work is needed but due to personal issues i am hoping to...

    Flat roof flashing

Thank you very much for all the info, ive spent months trying to find the cause of the leak, from the patio door to the roof itself. Until today I've wasted gallons and gallons of water trying to make it leak again and as soon as I apply wind it happened. Explains why it only happens in stormy...

    Flat roof flashing

Ok I'll do that, I didn't even think of silicone. Do you think it will last long? Also is the flashing something that can be replaced without removing the entire rubber roof?

    Cavity trays

Above where the leak is there is a balcony door which was my first suspect as alot of areas of the leak are the void space where the door is so there is no wall directly above but it could move along the metal support joist I guess.. Also this is more than damp, I had water dripping from the...

    Cavity trays

Thanks for the reply , I can not believe that they haven't put weep holes in this area. I was hoping that maybe where roof upstand enters the brick it acts like a weep hole but obviously not :( So would you say judging by my pic there are no cavity trays above the rubber upstand?

    Cavity trays

Hey, I was wondering if there should be plastic drainage holes above this flat roof upstand? The wall is supported by 2 metal ibeams with no supporting wall underneath. I'm had a leak onto the ceiling below of about 2-3 pints of water so trying to figure out if this is a possible cause.

    French door leak

Hello I have attached some photos in the hope that someone can offer advise on whether this gap under the doorsill could likely cause the leak onto the ceiling below. The cavity wall is supported on 2 metal I beams and my theory is its going under the threshold inbetween the 2 metal beams...

    Balcony door leak

Hello, During the horrible weather in February a 2nd story balcony door seems to of leaked under the sill onto the ceiling below quiet badly leaving water marks on the ceiling. My theory is the water was blown under the door and there is a gap somewhere in the cavity wall in the door frame...
