Ok I'll do that, I didn't even think of silicone. Do you think it will last long? Also is the flashing something that can be replaced without removing the entire rubber roof?

So in simple terms the builder has bodged it? Would covering the brick and upstand with a temporary self adhesive tape such as flashband work until I can get someone to look at it?

Does it look more likely that it's soaking through the brick or between the upstand and brick, probably worth mentioning the upstand moves when its pressed

Thanks for the reply , I can not believe that they haven't put weep holes in this area. I was hoping that maybe where roof upstand enters the brick it acts like a weep hole but obviously not :( So would you say judging by my pic there are no cavity trays above the rubber upstand?

Hey, I was wondering if there should be plastic drainage holes above this flat roof upstand? The wall is supported by 2 metal ibeams with no supporting wall underneath. I'm had a leak onto the ceiling below of about 2-3 pints of water so trying to figure out if this is a possible cause.
