    Damp Chimney / incorrect flashing?

Hi Woody The side of the chimney breast that is showing the damp marks is the side that Johnny has marked up in red. As part of the reroofing the roofer rebuilt the top few courses of the chimney to include a drip course and repointed the entire chimney Thanks!

Thanks @johnny2007 - can you see something in particular that makes you think that?

Thanks all for your comments. I'll get up on a ladder tomorrow and take a photo of the back gutter and post here - hopefully that will reveal something!

    Damp joists in loft

It’s not currently in use but we’re considering using it in future, so decided to keep the chimney when we were reroofing. There are vents in the breast on the ground and first floor rooms and it’s has a cowl on top

    Damp joists in loft

The chimney breast in our bedroom was dry prior to getting the new roof. The damp marks have only emerged since having the new roof. I should have mentioned that as part of reroofing he did rebuild the top few courses of the chimneys as they didn’t have drip courses previously.

    Damp Chimney / incorrect flashing?

Hi all I started another thread which was about damp joists in our loft (here) and in one of the subsequent responses I mentioned how things have progressed and a damp chimney breast is now our key issue. I'm therefore creating a new thread to focus explicitly on the chimney. Apologies if...

    Damp joists in loft

He has now returned but he is saying that condensation is the cause of the problem and the roof is fine. However, based on the amount of water I'm seeing on the bricks in the loft and the extent of the marks I've got on the chimney breast in our bedroom, I'm struggling to believe this (my post...

    Damp joists in loft

Hi all Thanks for your responses and sorry for the slow response - I've been away and things have developed somewhat. I haven't made any progress on the damp joists, but as per @blup 's request i have put a video here showing more details of the inside of the loft. Hopefully that's helpful...

    Damp joists in loft

Hi thanks for coming back to me. They've taken the scaffolding down now so it is difficult to get up there and the roofer isn't willing to investigate the source of the damp unfortunately.

    Damp joists in loft

Hi all Hope you're well. I've just had my house re-roofed (new membrane, new battens , new thin edge sandtoft concrete tiles, and new dry ridge system). Following rain, the wooden rafters are getting damp in some areas (always the same recurring spots). When the rain stops and we have a dry...

    Big gap around window

Thanks for your message - going to try and do this today! Am I right in thinking I should use the foam first then fit the DPC?

    Big gap around window

Thanks for input. From the outside I can just see pebbledash / render and sealant (see picture). When I look through the gap from the inside there isn’t a lot to see - I can mainly just see what looks like glue and cement (possibly pebbledash?) - but where there are gaps in the cement I can...

    Big gap around window

Appreciate everyone’s input. Here are a couple more pictures. The one I originally posted is the largest gap (top right hand corner). At the bottom right hand corner I can only get a finger in.

    Big gap around window

Thanks for coming back to me Eccles. I’m trying to avoid replacing the window for now as I don’t want to have one odd window that doesn’t match the rest of the house. My plan is to do the whole of the house with matching windows at the same time. But this includes two large bay windows so will...

    Big gap around window

Hi all Hope you had a good long weekend. I've stripped our box bedroom back to brick ahead of getting insulated plasterboard fitted. In doing so I've found that there is a big gap between the existing window frame and the surrounding bricks (see picture). Is there a reason it has been left...
