    Chimney stack responsibility

No chimney breasts? What is the measurement internally & externally from window to wall?

    Chimney stack responsibility

Was your house built after the rest of the terrace, with the chimney being extended upwards to be above your elevated roofline? Is there a chimney breast in your rooms below that chimney?

PD for rooflights facing side elevation

Indeed it faces the sky, but equally the side (the roof pitch happens to be 45 deg!). Does this mean that velux/rooflights are not covered? The PD rules don't seem to say that it has to be be permanent? However, if one is to follow tight definitions obscure-films are not really obscure-glazed.

PD for rooflights facing side elevation

I understand that the addition of a rooflight should not normally need planning permission as it is allowed under PD subject to the following limits and conditions. Any alteration to project no more than 150 millimetres from the existing roof plane. No alteration to be higher than the highest...

    Plasterboard or MDF?

Can MDF be painted to look like a skimmed wall? My builder is suggesting building a range cooker canopy, ie a fake chimney, in MDF rather than plasterboard (stronger/easier). Is it possible to get a wall like finish with MDF?

    Fire regs & door requirements

I am not totally sure; the right hand half under the extension was already there so it feeds into the existing system.

    Fire regs & door requirements

Thanks. You would think the manufacturers (such as Premdor) would make this info easy to find if you are buying an FD30...

DPM required for a bay window?

Builder has asked me to check whether the window fitter did / didn’t need to install a damp proof course detail between where the bay window frame abuts the wall, wrapped around the external leaf of brickwork and into the cavity. They have painted a liquid DPM on the internal edge of the outer...

    Fire regs & door requirements

Thanks. Makes sense, but I can't see that ironmongery that has a fire rating on it? https://www.morehandles.co.uk/atlantic-eco-aqua-lever-on-round-rose.html

Creating a kitchen range cooker surround / fake chimney

I would like to build a fake chimney to go above the range' what would be the best way? Stud frame, with ply for structural integrity, faced in plasterboard & skimmed? It will not go to the floor, so would it be ok, to take support from (i) the ceiling, the rear wall, and (iii) some weight on...

    Fire regs & door requirements

These are the plans. There is a specification of works but also has little mention of the fire regs.

    Fire regs & door requirements

Yes, probably a mistake on my part. We needed to submit a building notice to use as evidence for our planning appeal (!), but should have looked into getting it 'upgraded' to Full Plans.

    Fire regs & door requirements

Yes, but it was done under a building notice.

    Fire regs & door requirements

Most of the doors are Premdor 4-panel moulded smooth door with no glazing. Do these doors need anything special? i.e. fire stops, strips, ironmongery? The exception is the hall/kitchen door which I would like to be a set of half-glazed doors & half-glazed sidelights. These are likely to need...

    Fire regs & door requirements

I would be grateful for some help with the fire regs. I am refurbishing my house including extending the rear and converting the loft. (i) Is there a simple guide as to what I will need to do to meet the regs. i.e. Would the hall-kitchen door/room divider (circled) need to be FD30? (This...

    Worktop with majority under-counter appliances

So you will have: Panel, Fridge, Freezer, Cupboard, WM, Wall Longest unsuported run is 1200mm, and even that can have support at the back. I think it should be fine. I think the boxing behind the W/M may be a bigger issue.

Permitted Development Rights for Hip roof

Do you have a photo, plan, elevation? It might make it clearer. My understanding, and in my case, the PD 2-storey extensions are not typically judged against class B; but your first floor/roof design may impact that.
