    Yes, its 22mm. We also have one bedroom which has 2 random pipes sticking out of the wall.This could be a rad, if we had a 2nd pipe. We initially thought it was an uninstalled rad location

    House is a 1970's dormer bungalow, therefore its possible I guess. I plan to remove the skirting and have a peek behind. The cap feels to be push-fit, which rules gas out.

    Our hallway has no radiator. Common sense would indicate that you need two pipes to have flow. The heating pipes are run in the floor, under the tiles. Any guesses what this is, or where the other pipe is?

    Edited...x-many Questions.. With the timer disconnected...does the room stat operate the boiler? I would assume not. With the timer disconnected, operate the room stat..the boiler should not light. Push the timer back on, i suspect it will light....

    It now appears that installing an extra radiator is possible with some LayFlat piping. I can drill a hole through the joist, and run the pipe to the radiator. We don't have a radiator in the hallway either, so an ideal opportunity to chase it into the wall... :) Any views on this piping...

    Dont know it's asbestos until its tested however I would assume worst case. The trouble now is getting someone to come quote as its not exactly an area ib the yellow paged for this work. Its £1200 for new boards, but this does not include removal or a new beam and making good the brickwork.
