OK I managed to get it off and it doesn't even look like the valves are damaged? Is it possible something other than these are causing the leak? Would it be those red and blue rings that wear out, and if so why not just replace them?

Do you have any idea on how to remove that cap without damaging or scratching it? It seems stuck on pretty firm. And are the valves expensive? I think I got a 10 year guarantee with this tap and still have the box/receipt somewhere.

I don't know! I guess it's her over-analysis of the situation. She also wants the ply to be removable just in case it gets damaged and needs to be replaced... but I'm sure it can easily slot out from under the plaster anyway... especially when there is masking/duck tape between them.

And I was exactly right with the job not justifying a cost upwards of £200 (let alone £1000). And seeing as I work with gas appliance installers (who do work much more complicated than a simple extension) it's wisest to have them help me with it - as a few have offered already (for free).
