    Independent Building Regs inspectors

The point of insurance surely is in case something goes wrong! Nothing to do with being optimistic or pessimistic!

    Independent Building Regs inspectors

Sorry dont understand - why would any sane person offer his services if he is opening himself up to the prospect of potentially very expensive claims if something goes wrong??

    Independent Building Regs inspectors

To save costs, I chose an SE who's not chartered yet and therefore hasn't got PII. From which I understand that unless he signs the completed works off, responsibilities will lie with the builders doing the job.

Interesting you say that - that was the impression I had. Anyone else? ...Exactly my concern!!

    Independent Building Regs inspectors

I've been informed that there may be a legal requirement to engage the same (cowboy) builder who messed up some structural work in my house, to put it right, rather than go to another builder of my choice. I dont have enough faith in the LABC Inspector's supervision to ensure that the work...

    Regularisation or just normal Application?

    A. I do have NICEIC Cert for the electrics, GS for the boiler and a LABC Completion Cert for my extension, so I am not too concerned about BC asking questions as to why it wasnt applied for in the first place. B. The fee is indeed roughly the same. My concern is not the expense, just which is...

    Regularisation or just normal Application?

My builder fitted an RSJ which isnt the sufficient size and didnt install padstones. LABC were not involved at all. I had Calcs and drawings done for a new sufficient beam and new padstones. and want to get LABC to approve the new installation (When it happens). Am I correct that...

    Am I mad?

Actually, I raised this point last year when I asked for opinions on the job, but I didnt take any further action at the time. My latest post follows the visit from a SE who commented and advised. (And I think both posts do fall into the DIY/building category.) In any event, if I would take...

    Am I mad?

^Woody^ has already advised on this, but I want to canvass for more opinions before I decide. My contracter charged me £2k to fit a 3.5m span RSJ in my dining room, but he didn't use engineers calcs or get Building Control involved. (This is the same contractor who told me removal of...

Do I need a chartered engineer if LABC don't?

Not even if I make it clear to them that this is the same contractor who messed the thing up in the first place? If you're right, sorry but it doesnt say much for BC.

Do I need a chartered engineer if LABC don't?

Thanks Woody. I 'know' it's insuffiicent as the SE had a look at the upstairs and the loft, exposed the RSJ and did his calcs, and that's what he said. Sorry cant be mroe specific but havent yet got the report. On another point: Original contractor (who botched it up in first place) is...

Do I need a chartered engineer if LABC don't?

He claims to be being advised by an engineer and I am concerned this engineer (if he exists) may demand to see a report by a chartered chappy and then I'll have wasted my money on the unchartered one. Ok - what I meant was that per my SE's calcs, the beam fitted is insufficient as a support...

Do I need a chartered engineer if LABC don't?

My SE discovered that RSJ fitted by {cowboy }contractor not put in properly and doesnt conform to B'Regs. Also other related structural issues with purlins in loft. Thing is, SE is not yet chartered (but has much experience in the field and graduated several yrs ago). When I discussed...

How much trouble could my contractor be in?

BUt what about · 6.3 If a person carrying out building work contravenes the Building Regulations, the local authority or another person may decide to take them to the magistrates’ court where they could be fined up to £5000 for the contravention, and up to £50 for each day the contravention...

How much trouble could my contractor be in?

What sort of trouble could a contractor be in for enlarging an existing doorway by putting in an insufficient RSJ that therefore doesn’t conform to Building Regs? (No application was filed in the first place, but now we are looking to get it regularised.)

are all fensa windows date stamped?

thanks but i know all this already. my question was that if my windows are not date stamped does that mean the glazing firm is definitely not fensa registered?

are all fensa windows date stamped?

Been fighting with contractor for months to get fensa certificate which he claims exists but I've still not seen. checked and they are not date stamped. would that mean they were not fitted by a fensa company? also, he charged me 7100 for 20 windows. if they're not by a fensa reg firm...

Best way to remove a large tree stump?

So do you think a regular grinder would be suitable to get rid of it? I mean, practically speaking, how do you even get the grinder on top of the stump?! And yes, we paid a lot more than £150...although we had 3 guys working for I think 1.5 days, so maybe overall it was a decent price.

Best way to remove a large tree stump?

But would these smaller grinders be able to handle a stump as high as 90cm? I thought they were only for much smaller stumps... That's exactly what they did - have a closer look at the picture. I was hoping to see the back of the whole tree, however... Incidentally, how much would you...
