    Or something outside breaching the DPC? If you've bought the house, didn't the survey pick this up? if it didn't, and it's a problem that's existed for a while, you need to take it up with the surveyor. If you're renting the property, then it's the landlords problem to fix.

    I had a similar problem with a kitchen tap recently. A few people here suggested that it may be a problem with the washer or a sticking jumper (I think!), so I took the tap apart, washer was fine, but after re-assembly, the tap works a treat now.
