    Bit of difference between a lock you'd find on a football table, and one you'd find on a door. Taking your expert advice - someone is likely to face an expensive call out.

    Just make sure the locks are insurance rated BS3621:2004 - check the kitemark stamped on them. I'd also advise getting some hinge bolts added to strengthen the hinge side of the door - £20 for the materials, and half an hours labour max.

    I think you've answered your own question in your last response - obtain a few more quotes to gauge the market rate for your area. The door may be £100 (cheap for decent external door), but once you've added the hinges, decent BS rated locks, letterbox, handles, hardwood frame...

    Either seized up, or it has a built-in restrictor that blocks the opening beyond a certain point. These usually have a manual overide - either a button or lever that permits full opening.

    Take a look at the section of the frame that the latch closes against (the keep). There is usually a screw adjustment on the keep to allow you to move it in/out. It may also be that the door has dropped slightly, so the latch is completing missing the keep - either raise the door or drop the keep.

    I've just made a batch of apple crumbles with the apples from my trees - I don't know the variety though, but I use the same "tug" test. The fruits have taken a hammering this year from tree rats, so its now open season on them :twisted:

    If you drill there, you'll do nothing but bugger up the cylinder leaving the pin bottoms intact. Drill too far and you'll damage the cam. As said before, leave it to someone who's done it many times. If it turns out to be a faulty mechanism - what are you going to do?

    If you can't turn the plug in the cylinder, then you can't remove the cylinder without a destructive approach. Could be a faulty cylinder or a fault on the mechanism. Best left to a local locksmith to minimise the possibility of further damage.

    Other considerations: 1. How easy will it be to exit a room/the house in the event of fire. Worth contacting your local fire officer and ask his recommendations. Particularly true if the rooms are being let individually. 2. Insurance. What do your insurers need to see on final exit doors...

    Any half decent locksmith would opened this without any damage to the door or frame for less than £50. Anyone charging £100+ is ripping you off. let us know which route you took.

    No-one implied leaving the window unlocked. Anyone with common sense would remove the handle and then use either the removed handle or a screwdriver to re-engage the mechanism. Great post by the way - very helpful to the person asking the question :roll:

    I'd say this is only suitable for internal use, and not for external doors. As for replacing a mortice lock with a latch - I'd suggest leaving the mortice lock in place and fitting the new latch in a higher position. If required, the latch and bolt could be disabled on the mortice lock.

    The screws will be covered, so you'll need to carefully prise the covers off before removing the screws - the screw under the locking section of the handle will likely be visible. You'll only be able to do this on the handles that open. If you don't feel able - call out a locksmith or upvc...
