    Thanks, the floor will be covered in a lacquer to give it a very light colour, and I’m not sure we will be going for oak… maybe that will help? Or engineered better choice?

    Ok many thanks for your reply. So In our old House we had pine floorboards that we ourselves painted in our kitchen. And had no problems with those?? So why would a solid wood floor be different? It would be on top of underfloor heating btw too

    Er whats the difference between this and a mono wet dash? IVe got someone who can do it, but not sure if he has used 3mm silicone render before maybe just 1.5mm Would he need to do a basecoat over the old breaking off pebbledash first I presume?

    So having it done with silicone render 3mm grain, would this give it a "painted pebbledash" look - that what we want really. With this method you dont add the dash afterwards it is already pre mixed when you buy it?

    We didnt get any drawings. The windows and sliding doors are of good quality and reasonably priced for what they are. But I have never come across trickle vents not being fitted unless we specifically asked them not to.
