    OP, AFAIK, the major Mfr's still make floor standing models - whats the problem with one-for-one replacing your present appliance? Why not post pics of inside the kitchen and the outside? Show the present position and the proposed position, and where the flues terminate outside.

    Poster #16, That looks great. I guess that you used rippings of tile for the edging? I've never seen silicone used so successfully as grout - did you get good wear out of the silicone grout?

    Underpinn bay window

    OP, You need to bring in a SE esp. with the presence of a clay site. IME, common causes of bay movement are Differential Settlement or a failing Bressumer Beam. There are other causes eg. leaking drains - cellars -trees. Safe Remedial work can sometimes be complicated.
