    bit of advice needed.

You get what you pay for. Finding a 'decent' looked after house at a 'decent' price in the current rental market is going to be hard work. You don't say what your monthly income is, (none of our business) but if you are getting £150 a day and paying £480pm rent then it seems as though the...

    Damp issues

Check the aco is draining away freely and not backing up during heavy rain. Pour a couple of buckets down in that location and see what happens.
  3. Deluks

    bit of advice needed.

How much would this place cost to live in at full market rate? If you are getting a property for peanuts, then it's fair to assume an 'understanding' between you and the landlord.* If he puts all these things right then expect him to put the rent up. I think you need to sit down and work...

Formwork to allow fence post shoes close to wall

What shoes are you referring to? If it's a metal fence post, then you can just concrete these in. Use 150mm square pieces of foam insulation or just any old polystyrene, or make up a little box where the posts will go, set just below the intended concrete surface. Concrete over the lot, after...

    Unblock gutter swan neck

Someone who does roped access work could potentially abseil in from the other side, rope attached on the other side of the house, passed over the roof. Two roofing ladders back to back would reduce damage to tiles and could give the rope something to pass over without it damaging the ridge tiles.

Is it OK to put copper pipes through sleeper walls?

Put something between timber and the ground. A tile or slate is ideal. There's a (slim) risk that moisture could wick up into the timber and cause it to rot over time.

    To fat / heavy

Ok, I concede, the story is true. But considering a simple climbing harness is rated to take forces of several thousand kilos, and lifting strops are available off the shelf, that will hold 12 tons, it's inaccurate to say that the harness itself could not hold the weight of a larger chap...
