Broken brickwork below dpc and doorway

Sounds like a bigger job than I'd imagined.

    Rendering over plaster externally?

No pimping has been done, as far as I know, which is just as well looking at their work so far. In fact, no effort has been made to improve the kerb appeal or make it attractive. My thoughts are that the vendor, who had the new house built ( but has been left unfinished for some time) has cash...

Broken brickwork below dpc and doorway

I think you're right. The estate agent is driving the sale as much as the vendor, but it won't sell at the price they think, especially with stamp duty changing in April. Every house I've owned needed work, I know that, but usually noticed once you've moved in and paid.!

    Rendering over plaster externally?

It is a mess and indeed a new house was squeezed in. Your perception is exceptional! It's not cheap, not by a long chalk.

Broken brickwork below dpc and doorway

I haven't told them to fix anything, but a reduced offer was refused, so he was told why the offer was made. I'm just looking for advice from.the collective that'll support my reasoning.

    Rendering over plaster externally?

As well as some iffy issues elsewhere on a house that is a potential purchase, there is a large area ( half height of the side wall) of plaster where a garage used to be. The estate agent says the vendors 'builder' will render over this as its too difficult to remove it. First, is it that hard...

Broken brickwork below dpc and doorway

It's not really about how it looks, which is ****e, but the issue of rain and damp. Im not sure what you mean by "its below dpc" as the dpc is visible 1 course up from the bottom of the concrete block, so it actually starts below dpc. It was originally an internal door and the 'builder' says...

Broken brickwork below dpc and doorway

My thoughts too. That block of concrete needs to be removed and replaced with what though.? It's a new door ( despite the crud all over it) and the vendor insists the whole area is correct and not an issue. I'm no builder, but it looks wrong to me, for the reasons you said.

Broken brickwork below dpc and doorway

Potential purchase of a house, but the apparently poor workmanship is worrying. There used to be a garage attached to the house, which has recently been torn down, leaving broken bricks ( where the garage was keyed into the house) with holes going into the cavity. This is unsightly but fixable...

    HETAS certificate null and void?

In fact, the cheeky git eventually provided an invoice that he had hiked by £200 and said he would not pursue the money I 'owed' it if I dropped my claim. Of course, I told him to go forth.

Been there, done that....he has 'no recoverable assets'.

    HETAS certificate null and void?

No CO monitor fitted or provided by fitter. No attempt to seal at stove collar. No attempt to seal at flue liner No commission paperwork( because it wasn't commissioned) Combustible substrate too close to appliance. No smoke test. Stove pipe not secured.

    HETAS certificate null and void?

Thanks for the replies. HETAS were ready to close the complaint as 'unable to assist' due to the installer not being very co operative. That would leave me without a working appliance through no fault of my own and if that is the case, I can't see how the certificate is worth much in the first...

    HETAS certificate null and void?

Since a disgraceful install by a registered HETAS bloke in May 2023, it was condemned by a HETAS inspector before even being used. Its been a long running battle ever since. Is the HETAS certificate null and void? I have not been informed that it is, but it was mentioned to me recently that it...

Gap between beading gasket and glass

The supplier says they "haven't seen anything like it before", but will get back to me. I have now noticed that the frame is not straight where the mullion is welded to the bottom frame. It's like the mullion was too long and it all looks squeezed. Maybe this frame is a dud. Even the glass is...

Gap between beading gasket and glass

Synseal isn't available anymore so I chose Spectus as it looked the same, but never had any issues with beading before. I did note that this beading was easier to clip in, probably because it is a sloppy fit. It's not right though is it?

Gap between beading gasket and glass

I was trying to match existing Synseal frames, but these are Elite70 I think.

    Ok, I'll try that.
