    Excavating near house

Hi, We have a cottage that sits very close to a lane (see pic) and a builder is starting to build a new property next door but one to us. Today he cut down a shrub that is tied to our wall and told me it will need to be removed completely when he connects the services to the new property. I...

    re-cycled water problem

Hi, I have a problem with a system that collects water in a well for garden use. It has a Leader Divertron 1000 submersible pump that is activated by either of 2 garden taps, and was tripping the RCCB in the house. I found a junction box at the top of the well was wet inside and sorted it with...

    Junction box problems

Thanks Bernard, I used the original gland but I’ll replace it with a new external.

    Junction box problems

Thanks both. The junction box connects the SWA feed to the flexible pump cable. The tank is in the middle of a lawn, so it’s not really possible to site it outside of the tank system Rocky. I’m pretty sure it must be condensation and I did re-use the stuffing gland that was on the original...

    Junction box problems

Here are photos as requested. the tank is approx 600mm diameter and the JB is about 1800mm above water level, so there would need to be a huge volume of water to quickly fill it whilst outlet can't cope. Water has never been seen overflowing from under top drain cover. I'm thinking should the...

    Junction box problems

Hi, Not sure if anyone will be able to help me with this. I've been trying to make a junction box connection in the top of an underground garden rainwater storage tank. The SWA feed cable has had the correct gland fitted and screwed into a 20mm thread in the box. The flexible round cable from...

    Baxi 105HE hot water

    Baxi 105HE hot water

Thanks ianmcd, Thinking about it, I seem to remember from a while ago that there's a drain tap that you turn anti-clockwise like a tap on the right hand side of the boiler. Is it necessary to open that too?

    Baxi 105HE hot water

Before I remove the nut, I'll obviously have to turn the cold inlet valve off and presumably leave a hot water tap open. Is that correct, I know these boilers have a great dislike of any leaking water that could get anywhere near the pcb.

    Baxi 105HE hot water

Ah sorry, I think the pin has dropped. When I said no hot water, what I should have said is the water runs ok but doesn't heat up. Sorry.

    Baxi 105HE hot water

Thanks cross thread but could you explain again in simpleton's language? You don't mean the brass fitting on the front of the diverter with the 2 screws that hold the differential valve on do you? Sorry to be thick.

    Baxi 105HE hot water

Hi, I have a problem with no hot water from the 105HE boiler. The pin that activates the microswitch on the front of the pressure differential valve isn't moving. The diaphragm was replaced only a month ago. Is this the sole cause of the pin not moving or could it be another diaphragm within the...

    Baxi 105E DWH problem

Hi, About 5 weeks ago I had a problem with the boiler having too high pressure, so pressurised the expansion tank and all hunky dory. Today the pressure rose again, so I repeated. I'm thinking the expansion diaphragm is porous??(boiler about 15 years old) and pressure is now steady. My thinking...

BAXI 105E pressure drop & leaking

Right then, have changed the front end piece, diaphragm and pushrod o ring of the CH pressure differential valve. Leak has now stopped and boiler fires up. However, from a cold pressure of 1.25 bar, the pressure rises to 2,5 bar, at which point I closed it down. Any further advice very welcome.

BAXI 105E pressure drop & leaking

Thanks Ianmcd, I was just a bit worried when you said this wouldn't cause the pressure to drop, but I'll do just what you've advised. Many thanks for your help.

BAXI 105E pressure drop & leaking

It’s leaking from the centre of the brass spigot at the front of the diverted valve, photo attached, differential valve removed.

BAXI 105E pressure drop & leaking

Thanks Ianmcd but I've taken the differential valve off the diverter valve and water is coming out of the front of the diverter valve. Any ideas?
