If you don't mind the edges of the hinges showing (you can get them ready finished in white if that would make them less conspicuous) then you could simply attach wooden battens behind the edges of the chipboard to take ordinary flush hinges...

    Probably going to go the fan in ceiling route. Simplifies cabling a bit too. Just 3+earth to and from isolator in cupboard. Might even just let fan vent into void under upstairs bathroom.
