What paint and method on stairs and bannister

We are going to paint the stairs and Bannister white. The key is that it looks very clean, modern, fresh as we are hoping to sell at some point in the next few months. I saw somewhere on here a while back someone mention specific paint for this type of job but can't find the name of it now...

Should I paint the stairs and railings?

Thanks Johnny! I know it's really subjective, just didn't know if there would be a really big wave of people saying "paint it white" or whatever. The staining sounds like a good option, thanks for your advice. Hi Peanut - we are not really in a position to start removing the banister...

Should I paint the stairs and railings?

My partner and I are planning to sell our flat (which is over two floors) in the next 6-12 months. We are trying to do some improvements - e.g. we have just had a new bathroom installed for about £1000 (a lot of work by ourselves to save money), etc... Should we paint or do something with the...

Need to lay plywood in bathroom and vinyl

I paid for vinyl flooring and arranged fitting. However, they pointed out my floor was not even, this is no stupidly obvious and I don't know why it didn't occur to me before! They say I need to lay 6mm plywood. I don't own a jigsaw, can I use one of those little saws and do it by hand? I'm...

New Leaseholder company trying to pass £20k charge to residents - UPDATE

Hi Woody, Yea sorry we were aware of that - just my wording was poor in that post. Prior to stage 2 of the Section 20 process they did ask for our suggestions, the difficulty at the time was not knowing myself any builders that would even be suitable, trusted, recommended, etc... I made the...

New Leaseholder company trying to pass £20k charge to residents - UPDATE

Thanks motorbiking, some really interesting points. I will reply properly later but I think you've raised some interesting bits, particularly about knowing the work that is beign done and the costs. We have asked and asked for this about 10x now and just been ignored or fobbed off. Thanks...

New Leaseholder company trying to pass £20k charge to residents - UPDATE

From the lease: - "The service charges paid refer to day to day repairs, landscaping charges, estate manager officer and management charge" I think there is some relevance as some of our argument is about long term neglect of the building. They deny the neglect issue which we raised in a...

New Leaseholder company trying to pass £20k charge to residents - UPDATE

Sorry, bit confused. Service charge is nothing to do with the work. Major works does not form a part of any service charge, maintaince fees or rent. Some properties can have a sinking fund but not in our case. The payment of the invoice will be seperate to any other ongoing fees. I take your...

New Leaseholder company trying to pass £20k charge to residents - UPDATE

That's not really feasible unfortunately. This is major construction involving 28 properties, it involves major work to the entire outside of the buildings, balconies, asbestos removal, 3 storeys of scaffolding, insulation, cladding, base boards, and new porches. Even with quotes I'm...

New Leaseholder company trying to pass £20k charge to residents - UPDATE

We all agree that most of the work does need doing - primarily as the freeholder has neglected the building (that is our view anyway). The front cladding is rotten, splintered and discoloured. The picture below shows that. The porch (just above the door) has a massive hole in it and one...

New Leaseholder company trying to pass £20k charge to residents - UPDATE

It's not really an option unfortunately. We are not in a block of flats, it is two streets involved in this project. The freeholder owns 8000 properties in the town. About 30% of the leasehold properties in my street are tenants, renting from the freeholder. Others haven't got any money...

New Leaseholder company trying to pass £20k charge to residents - UPDATE

FEW UPDATES - Freeholder (Silva Homes) held a meeting with residents in July - At the meeting the new surveyor (who does appear genuine and decent) said they admit that they have been really poor with communication - They also stated that they are willing to talk at some point about payment...

Hot water but no heating - PROBLEM SOLVED

You're a genius, it worked! The lever was only on the W side. I moved it over to the middle and the radiators are now boiling hot! Thank you to you and everyone who helped with this. I've had a terrible week and a broken boiler/no heating was really not needed. Really appreciate everyone...

Hot water but no heating - PROBLEM SOLVED

Pictures for you - hopefully they're not too big and clunky... Our boiler- as stated, appears to work fine, produces hot water, has electricity etc... Front of boiler - the radiator symbol here flashes a few times when you play with the dial on the right. The symbol turns off after a few...

Hot water but no heating - PROBLEM SOLVED

It was my GF's Dad who did the work. Unfortunately he lives about 4 hours up north. The good thing is that there is no floor still so we can still get to the floor boards. I'm confused as to how all water may be running. We have hot water. How can the bathroom stop the heating working?

Hot water but no heating - PROBLEM SOLVED

Yea it did. I hadn't used it since around Feb/March but it was working fine Potentially unrelated but also the water from the bathroom sink tap is very weak now. Only that tap. The bath is fine and all other taps are fine.

Hot water but no heating - PROBLEM SOLVED

We got a new condensing boiler installed about a year ago. It is a LogiMax H15. When I turn the heating knob (hehe) on the boiler unit then a radiator symbol comes on screen, flashes a few times and goes away again. We have hot water generated by this boiler but no heating. All the radiators...

New Leaseholder company trying to pass £20k charge to residents - UPDATE

**UPDATE** I spoke to a specialist solicitor today who told me that: - They can offer lots of different services, general advice, to speak to Silva Homes, to review the lease, etc... it just depends what we want - I said that reviewing the lease may help to understand from a legislative...
