    Thanks BethesdaSlate, a very useful post. Not least because I think you've identified my tiles - that could be useful in future, and probably in the immdeate future. Does the DPC mean it's much less likely that that the leak is coming from above that point?

    More information. It hasn't rained but the damp patch appears worse today. I suppose the 'extra' dampness *could* be condensation from inside. There's two of us and a baby breathing in an out in there and I guess the water would typically condense on the colder damper bit. Perhaps it's worse...

    Good spot, and thanks for your comment. The effect you're seeing is distortion, however, I wouldn't be surprised to find that the gutter was leaking but the damp inside the house is a good foot higher than the guttering. So I *think* that can be ruled out. (I'm sure water can soak it's way...

    Window Gap Building Regs...

    Sorry, I've mislead you. I was actually told the Glass & Glazing federation best practice guide suggests a minium gap of 5mm but no maxium gap. Not bulding regs at all. :oops: Right so in short, 10mm is acceptable? I just need to seal it with mastic, put some trim over it and forget it?

    Window Gap Building Regs...

    I've got a window (still under warranty) with a massive gap (about 10mm) all the way round between the window and the brickwork. All that's keeping weather out is glued plastic trim. I've been told there's a mimumum gap specified (5mm IIRC) but no maximum. Can someone point me at regs on this?

    Ok, I won't bother with it. Mind you, I've got all new rads. Is there a case for leaving it in for a year to catch the initial rust (I assume oxidisation is worse when the rads are new and then slows) and removing it in a year or so before it cracks?

    A mate bought some designer Radiators (that weren't too extortionate in price) which were fed from the ceiling. I can't find any. Anyone point me to some, they'd save a lot of chasing.
