Boiler losing pressure every day, replaced PRV, Gauge not showing high pressure

Hi Daveydub, reading your post again, I'm not sure whether I should have run the hot water 1st before topping up to 2.5 or not. I didn't run the hot water 1st, but I am getting water out of the condensate drain.

Boiler losing pressure every day, replaced PRV, Gauge not showing high pressure

Thanks! I isolated the heating circuit and topped up to 2.5 bar at 11:30am this morning. I repositioned the condensate drain at the boiler end so that it flows into a tray. At 2pm there were 2 or 3 drops of water in the tray, the pressure gauge had not moved. At 6pm there was 55ml water in...

Boiler losing pressure every day, replaced PRV, Gauge not showing high pressure

I've done this twice now. These are the results from the 2nd test. 6/4 9:30am System filled to 1.5 bar. Boiler power has been switched off for 24 hours. Flow and return valves closed on boiler. Bag over PRV outlet. In Line Flow and return valves on heating circuit also closed. 7/4 9:10am...

Boiler losing pressure every day, replaced PRV, Gauge not showing high pressure

Ok, I'll do that. I had a container under the outlet of the pipe connected to the PRV, but not a bag. The pipe above it for the condensate continues further away and I didn't expect or see a leak on that pipe. I'll use your "Tie a bag around the pipe" method which would have confirmed...

Boiler losing pressure every day, replaced PRV, Gauge not showing high pressure

Thanks Terry, I've tried some of the tests you describe. I'll wait until the weather warms slightly and try the full test and report back. If it is the heat exchanger - I assume you're referring to the primary heat exchanger? Is that something worth repairing, or is it new boiler time?

Boiler losing pressure every day, replaced PRV, Gauge not showing high pressure

Back with an update. The water is not leaking from the PRV - the leak was actually coming from a corner join in the pipe above it which is the condensate drain. The icicle from it this morning was the giveaway! In the mean time, I have done tests with the heating circuit to the house shut off...

Boiler losing pressure every day, replaced PRV, Gauge not showing high pressure

There is only about 20ml difference between 0 bar and 1 bar pressure. About 20ml comes out of the PRV, and I add 20ml back in. Does this still sound like the new PRV is faulty?

Boiler losing pressure every day, replaced PRV, Gauge not showing high pressure

Yes I think the gauge is accurate. The flow from a radiator bleed valve is much higher when the gauge is higher. If the boiler is on, but all radiators are closed, and the auto bypass is faulty, would that cause this problem? I've taken the TRV off the hall radiator for now so that there is...

Boiler losing pressure every day, replaced PRV, Gauge not showing high pressure

I've tested this now. Gauge pressure was at 0 this morning. The pressure in the expansion vessel was 1 bar using a tyre pressure gauge. I must have over filled it slightly a few days ago as it should be 0.7 bar... Unless the system pressure was actually 1 bar. I opened the boiler filling screw...

Thanks both for the replies. I'll check the vessel pressure.

Boiler losing pressure every day, replaced PRV, Gauge not showing high pressure

The PRV is letting water out when the system gauge is showing less than 2.5 bar. The PRV has been replaced and the new one is doing the same. I'm wondering whether there is fault condition that could allow the pressure behind the PRV to build up, yet the gauge still read normally. Or whether...

Boiler losing pressure every day, replaced PRV, Gauge not showing high pressure

Boiler is a British Gas (Bosch) 537i which is about 10 years old. We have 14 radiators. There is an auto bypass valve fitted. The pressure gauge reduces from 1 bar to 0 over about a day. During this time water is released from the PRV discharge pipe, but only 100 to 200ml. It then takes only...

Texecom - auto arm garage silently after 1 hour - not working after panel upgrade

I got the silent(ish) auto arm working. I needed to make the "auto arming" output inverted. So original question is solved. I think all my requirements listed are working - a couple more tests to do. Thanks!

Texecom - auto arm garage silently after 1 hour - not working after panel upgrade

Thanks for the reply Secureiam. Here is what I am trying to achieve. House - Area A - Keypad in Bedroom and near front door Garage - Area B - Keypad Sheds - Area C - Keypad Fire (all smoke detectors everywhere) - Area D Flood (All flood water detectors everywhere) - Area E Requirements 1...

Texecom - auto arm garage silently after 1 hour - not working after panel upgrade

I wanted more than the 2 networks on the 168. On the 48, the auto arm after 1 hour without movement was silent except for a single beep and a single chime. On the 640 I get a continuous exit tone for around 20 seconds before it then arms. This suggests to me that normal auto arm is working...

Texecom - auto arm garage silently after 1 hour - not working after panel upgrade

I had a Premier 48 with area B set up as the garage. I used a zone output wired to a latching zone input to auto arm this area as per this post. The zone input was set to silent arm and instant arm for area B...

    Add wireless/Ricochet to Premier 48?

Next question:- The Texecom Ricochet OH-W Wireless Smoke and Heat Detector (GBN-0001) says it is compatible with the Elite panel. Does that mean it is not compatible with my Premier panel? Thanks

    Add wireless/Ricochet to Premier 48?

Thanks HandymanJo - good catch, I hadn't spotted these expanders are wireless only. Can I add the 8 or 32 zone expander to my existing system? I already have 4 8XPs which is the maximum. Or would I have to remove an existing 8XP?

    Add wireless/Ricochet to Premier 48?

I have a metal box Premier 48 that I installed in 2010 in my house. It is not an Elite. The panel is runnning v8.15 firmware. I have 2 PC-COM interfaces connected, which connect to my home automation software, and also Wintex. It all works well. I have 4 keypads and 4 expander boxes (8-XP)...

    Generator

I have a 2 year old Samsung inverter fridge freezer, and it ran fine on both the 2.2kVA site generator and the 2kVA inverter generator. The normal compressor chest freezer, and separate freezer we had before the Samsung also worked fine on both gens. The gen would also have been powering another...
