Hi all, looking for some advice. Been narrowing down a leak and I think it's linked to the flat roof. Managed to get some ladders to have a look. This area around the parapet (green on floorplan) looks suspect at the end where the felt (purple area on floorplan) meets the epdm roofs (red)...

Floorplan, blue water shows where the leak has presented, starting to think this is a flat roof issue.

Sideways, but they were normal when 8 uploaded and can't see a way to reorientate

What pictures would help? As a bit of an update, I've noticed this in the bedroom directly above the RSJ, which csnt be a coincidence. Also looks damp on the left but nothing internal, is this because of the blown render do you think? Leak is appearing on the left hand side of the pitched...

Its frustrating because I've had 5 reputable roofers come around now and everyone has just said rather than finding the issue they'll just replace the whole roof. I know the membrane and lathes are less than 4 years old, same with the velux and its flashing kit, it just seems unesscessary to rip...

OK thanks. 1 roofer inspected the membrane at the top and pointed out that it didn't return up the wall but butted up to it, could that be the issue?

Yes and the wall you see at the back is the patio doors. It only leaks in heavy rain, even then a had a few heavy showers without anything.

To be honest I just don't want them touching anything again. Went off reviews on my builder but had to call them back a few times and don't want them touching anything again. Could just the wrong tile cause this issue? Had 4 roofers around, only 1 spotted it's the wrong tile for pitch but all...

Sorry its my bad, there are soakers fitted, just had a proper look. Just had another quote and he's saying the felt doesn't have a return at the top under the bedroom window and thinks water is getting underneath in heavy rain. Flashing etc all looks OK

When you say detailing do you mean flashing? There's no soakers on the edge where it's leaked, if I retile and fit those could that help

Come to think of it there is a leaking gutter above that drips heavily onto the decking. What can I do apart from fix the guttering? Is this something that will be flagged up on a survey?

Currently selling my house and noticed this section under the right side window. Is this damp? Could is be caused by the decking? Nothing I can see or feel on inside of the wall but it is behind the kitchen so access isn't easy. Any help or advice woul be massivly appreciated!
