    OK thanks. 1 roofer inspected the membrane at the top and pointed out that it didn't return up the wall but butted up to it, could that be the issue?

    Yes and the wall you see at the back is the patio doors. It only leaks in heavy rain, even then a had a few heavy showers without anything.

    Sorry its my bad, there are soakers fitted, just had a proper look. Just had another quote and he's saying the felt doesn't have a return at the top under the bedroom window and thinks water is getting underneath in heavy rain. Flashing etc all looks OK

    When you say detailing do you mean flashing? There's no soakers on the edge where it's leaked, if I retile and fit those could that help

    Is this a conncern, damp?

    Come to think of it there is a leaking gutter above that drips heavily onto the decking. What can I do apart from fix the guttering? Is this something that will be flagged up on a survey?

    Currently selling my house and noticed this section under the right side window. Is this damp? Could is be caused by the decking? Nothing I can see or feel on inside of the wall but it is behind the kitchen so access isn't easy. Any help or advice woul be massivly appreciated!
