Wrong tiles fitted, advice please!

It all looks poorly done to me. If you are sure it isn't a condensation issue, then get it retiled with appropriate tiles.
Why are you not calling back the original builder?

To be honest I just don't want them touching anything again. Went off reviews on my builder but had to call them back a few times and don't want them touching anything again.

Could just the wrong tile cause this issue? Had 4 roofers around, only 1 spotted it's the wrong tile for pitch but all of them said it needs a new roof without giving specific cause of the issue. The felt is only 4 years old, I think the builder used some of tiles off another job he was doing (the previous owner was a builder and did it himself) hence why they are old.

If I retile it will i need to get a new flashing kit for the velux? Was thinking going something like Marley Modern.

I'm not convinced the tiling is the problem, the internal picture of the damp around the skylight, is that the rear of the skylight, near the main house where it has been knocked through?

Yes and the wall you see at the back is the patio doors. It only leaks in heavy rain, even then a had a few heavy showers without anything.

OK thanks. 1 roofer inspected the membrane at the top and pointed out that it didn't return up the wall but butted up to it, could that be the issue?

Your fundamental problem is that you need a roofer who has a clue, and knows how to investigate.

Looks like you need the top abutment opened up to check the flashing, and abutment detail.

You should also have the wall above and frame sealant checked to ensure that nothing is getting behind the render.

The tiling is absolute shiite. You are right in that those tiles have probably come from another job but even so they are so bad they didn't belong there either, and should have gone in the bin.

If you can afford it, your best option may be to have the tiles replaced, and the roofers will sort out the leaks at that time.

Otherwise, just investigate the top abutment.

But pick your next lot of "roofers" carefully. Get firm fixed quotes stating exactly what will be done.

No, that shouldn't be the issue as the lead flashing should cover that, I can't be certain of course, because I haven't seen it.
