New extension to an existing old extension without paperwork

Hi, we've just submitted the household application and the council has sent a consultation letter to our party wall neighbours. They had their extension done two years ago, larger than the one we proposed to the council which means our extension is smaller and not encroaching on theirs at all...

New extension to an existing old extension without paperwork

I'm struggling to see what could a tiny 8sqm addition to already authorised extension possibly breach in the local plan? Are you envisaging a problem here?

Do you mean with regards to building over the manhole?

New extension to an existing old extension without paperwork

Thank you for giving straight answers. I'm glad that he got there in the end, and once submitted next week I'm hoping to get the permit and put this phase behind me. Then I'd probably need the architect to submit a bridge over application to Thames water to move the manhole at the back... Any...

New extension to an existing old extension without paperwork

Thank you for all your replies. Just got a call from my architect who voluntarily changed his mind and said to be on the safe side we will go with household application. Is that the same as PP? Thank you

New extension to an existing old extension without paperwork

Hi guys, thank you for your thoughts. I have a real positive development to report to you. A proper rummage through the documents from our solicitors reveals that PP was granted in 2000 for side and rear double storey extensions as well as building regs sign off. Can't tell you what a relief...

New extension to an existing old extension without paperwork

Thanks for your replies. Not sure if I was clear. The new proposed extension (the orange area in my sketch) certainly falls under permitted development due to its small size. With that in mind are you suggesting the application will be simply LDC for the whole lot? (blue and orange) I...

New extension to an existing old extension without paperwork

Hi fellow members, We bought a house a year ago. It is a 1930s end of terrace property with quite a large two-storey extension that offered us 2 extra bedrooms and a massive kitchen at the rear of the property (see area marked in blue in the added image). We were told there was no planning...

    Changing staircase after loft conversion

Hi, we've just had a loft conversion done in our 1930s semi detached house, and had it signed off by building control. My wife and I suddenly had a change of heart with regards to the staircase which is typically plastered and unsightly, and instead we would like to have open rise stairs. We had...

Bike shed 3 door locking mechanism

Hey foxhole thank you, I won't dispute that possibility, however I have my doubts how often, how soaked and how many years it'll take for the Osb to rot as you suggested if it was to sit straight on the ground. Wouldv3 been interesting to compare the longevity of your original pallete as a base...

Bike shed 3 door locking mechanism

Hey brilliant idea foxhole, to bolt one door from inside and lock only one. With regards to Osb base, I've raised it above the ground by 1cm so hopefully no contact with water.

Bike shed 3 door locking mechanism

While the thread is active might as well ask for your opinion on gas strut hinges for the lifting roof. It's going to be 11mm Osb of 2m length by 2m wide at a 10 degree angle for drainage. I'm imagining it opening by 40 degrees to allow easy access to manage bikes etc. Is that a good aim? What N...

Bike shed 3 door locking mechanism

True. Regardless its easier to screw into thicker material. Will feel better to double the 11mm Osb and turn them into 22mm each gate. The link is still jumbled up but managed to find the item on screwfix with the code in the link. Thanks for all the good tips.

Bike shed 3 door locking mechanism

Thanks a lot I understood the idea before I saw the product but seeing it confirms. Its a great idea I didn't think about only issue I've got is my gates will be made of 11mm Osb and with the locks being positioned at the top of the gates I'm worried someone can simply pull them from underneath...

Bike shed 3 door locking mechanism

Hi guys, I'm making a shelter for our 5 bikes in the front driveway with the main structure out of pallets and the floor, gates and dynamic roof from 11mm Osb sheets. I'm attaching two photos, one is the current state of this shed without the doors and the second with a quick illustration of...

DIY outdoor garden room exterior softwood cladding protection

Hey guys thank you for the reply. I agree it is unconventional but not sure if it is an approach or just me being stingy trying to save a few bucks... But with the cost of the osmo above it's getting rather pricy... Ive ordered it let's see how it performs as I will hate to lose the fresh look...

DIY outdoor garden room exterior softwood cladding protection

Hi there my DIY garden shed is coming along really nicely. I'm currently working on the exterior cladding (see images below). For the cladding I've double battened on to 11mm OSB walls and then sealed off with 6mm plywood sheets painted with liquid DPM. As a finishing decor I'm adding slats from...
