I'm getting sooooooo confused as to what is pump fed and what is not. We are only assuming the hot feed away from the pump is the problem. It still could be anything. You said The washing machine is not yet eliminated, (only as you said earlier it was presumably pumped hot and cold)...

Brown flakes appearing in tap water

Presumably that's the tap you use to brush your teeth :( Perhaps it would be a good time to check the tank. Turn off the mains tap and then turn on the bathroom sink tap and let the tank empty in the loft. Take sponge, large cork and two buckets up in the loft, one with some hot water for...

It may be plumbed into the hot supply, unlikely, but still needs to be eliminated.

Another quote from internet. Would be good if this was the problem  Water-inlet valve Water-inlet valves eventually fail. One problem that may develop with a water-inlet valve is that it can no longer completely shut off when the electricity is turned off to it. Then, the valve may...

I was wrong regards high pressure NOT shutting solenoid valves, it's the opposite apparently. High pressure shuts them. Interesting bit about that linked, also crud in inlet filters reducing pressure allowing water to enter drum. Still worth isolating though...

Make sure the washing machine hot and cold solenoid valves are not letting by. With a pumped supply (4 bar pump?) may be too much pressure and the solenoid valves are not up to it. As my name sake, isolate the washing machine fill hoses by what ever means you have (as long as you haven't...

NB. Also I believe if the water temperature gets above 65 deg. it plays havoc with these pumps. Cavitation and air bubbles or something... The other half keeps leaving the emersion heater on (which is old and has no thermostat, emersion heater that is!), which turns the pumped loft...

If no leaks, could it be the non return valve on the hot side letting by.

Guess Two :D Can you try and trace back the hot water pipe from the pump to the outlets ie shower, basin, bidet whatever you have, in the void space of your loft. Pipe joint may be leaking onto insulation and evaporating/drying before it notices on ceilings below.

How does the overflow work on one of these then, www.ukbathrooms.com/images/pdf/prozone/wc%20frames.jpg does it go straight into the soil pipe! I have not seen one before (obviously  )

Monsoon Bath Pump - playing up

For what it's worth I put in the Motor run 440V 8uF 0789 RG64 £4.29 from maplins. It was slightly longer than the one I took out, but it has a securing nut and thread on one end that is made of plastic, easily cut of with junior hacksaw! Fitted like a glove :D

A good plumber would have put in isolating valves to each appliance easily accessible to you! You should have them, if not perhaps the overflow has been directed somewhere obscure. Isolate the wc's first before calling out a engineer, it really should be simple, just to eliminate them.

A complete stab in the dark here, getting desperate. Could it be the concealed wc cistern overflowing. It may have been plumbed so that its overflow goes directly into the soil stack or somewhere else that you don't notice it. Personally I loathe anything that is concealed, as it's sods law...

If you have time this web site was very useful :D www.plumbteamltd.co.uk/stuart.html I replicated a hunting pump this morning with my S T Universal Twin, turned tap to drip in the loft basin and it took a good 10/15 mins for the pump to kick in to repressurise. The pump stayed on for...
