Well, we'll know soon enough what it has done but whether its the cure for the cause....who knows. But this is Tony's suspicion. Surely if I was able to isolate both mixers taps (possible) and the shower mixer (not sure if this is possible but perhaps someone could tell me by looking at the photo) that would give a more definitive answer.
 
Hi Tony. Got back and I'm afraid the mixers were cold. No sign of warmth. The kitchen tap was still trickling though when I got home which was rather alarming if I think how much water it must have wasted. I definitely fully closed the stopcock finger tight. Wouldn't have closed any more without using force. The two separate pipes (hot and cold) go into the mixertap so I could only feel the body which was cold. If I could isolate the shower and the taps would that be a more effective test. Cheers.

I'm getting sooooooo confused as to what is pump fed and what is not.

We are only assuming the hot feed away from the pump is the problem. It still could be anything.

The washing machine is not yet eliminated, (only as you said earlier it was presumably pumped hot and cold) as I believe you did not use the isolating valve to turn it off. However you now say it is cold only..........is it then - cold pumped or cold mains? It won't take long to just test that and 'put that one to bed' by turning the valve off.

Did the position of the washing machine on the 2nd floor have a hot supply ready for a hot and cold supplied washing machine. Has this hot been turned off/isolated (as your Meile is cold feed only) and again if there's one there, is it hot pumped. Just trying to understand what's pumped and what is not!

Please just clarify what is hot fed pumped and what is cold fed pumped and that we have all the appliances now listed, ie you haven't got any other hidden away :)
 
Now we need to know where this trickle comes from.

Is there anywhere you can open the mains feed after the stop cock?

That will determine if its from the letting by of stopcock or the leak from the hot supply.

Whats the flow rate of the trickle? Li / minute.

When left like this how much of the hot pipe is hot?

Only the OP is touching anything.

We ( I ) dont know where this trickle is coming from. I can think of three sources!

OP, leave cold supply off and isolate pump hot and see if trickle continues AT THE SAME FLOW RATE ( as yet not advised to us ).

Isolate the pump hot and cold.

Better still isolate the hot at the pump and open the hot tap and leave everything else as normal.

You do realise the kitchen tap where you trying to do a test or something could be the problem.

The only way you can test is to isolate.
 
I can isolate everything except I do not mow how to isolate the showers. I have added a pick to my album for you to see and tell me.

I will go through the house layout so that nobody is in any doubt but ignoring CH.

Mains comes into house through basement. On the first floor we have the kitchen. The kitchen tap hot side is fed by pumped hot and the cold side by mains. I am assuming the dishwasher and boiling water tap and fridge water filter are fed by mains cold as the pump does not come on when any of these work and everything below the level of the pump is supplied by mains cold. There is also a garden tap fed by the same mains cold pipe which feeds the kitchen. The rule is everything is supplied by pumped hot. The ground and 1st floor are supplied by mains cold. The 2nd floor, where the pump and CH system is, and the attic are naturally fed by the pumped cold to overcome gravity.

1st floor bathroom. Wc supplied by mains. 2 basin mixer taps and a shower mixer fed by pumped hot and mains cold.

2nd floor bathroom. This is where the whole CH system is including cold water and hot water storage and pump. Sink taps (not mixer), bath (non mixer), shower mixer all supplied by pumped hot and pumped cold. Wc and washing machine supplied by pumped cold.

Attic bathroom wc is fed by pumped cold. Sink taps (non mixer) and shower mixer fed by pumped hot and cold.
 
Not ignoring the central heating for a moment. Is it a heat only boiler gravity fed with indirect cylinder or combination boiler (on 2nd floor)
I'm just trying to make sure the expansion tank (if you have one) cold supply for the central heating, is not pumped.
 
Nothing to do with boiler as that everything worked fine for a year after BG did installation (2009). It was only after renovation (2010) which involved plumbing in all new units and plumbing to loft that problem started. It is a BG 330+ high efficiency condensing boiler. I have the mother in-law this w/e so won't be turning off mains but will isolate washing machine when wife finishes with it to rule that one out. The washing machine manual says it should be connected to mains water. Being on 2nd floor it had to be pumped cold.
 
As the diagnostics have paused, I will mention the cause of a similar problem I was investigating a few weeks ago.

There was a crossover from cold to hot pipework causing the hot water to be only warm and the boiler not to turn on until there was a high flow from the tap.

I quickly eliminated the boiler from the problem.

There was a new loft extention, virtually completed apart from some shower waste fittings. I spent some time checking there but could find nothing wrong although that was the obvious place to expect the fault to be.

The owner had just replaced the kitchen mixer tap with an expensive model he had bought by mail order. It turned out this had an internal fault in the casting and was virtually an unrestricted throughway from cold to hot !

Tony. Could still be the mixer tap in the 1st floor bathroom and the three shower mixers. How can I isolate the shower mixers? Why did it take a couple of months for the pump to start hunting and then get progressively worse.
