Aaargh - extension still not signed off due to ventilation!

Thanks noseall...can I install a normal extractor fan like the below one directly into the sloped ceiling, or does it have to be something specially made to work at a non-90 degree angle? Ta! http://www.screwfix.com/p/manrose-xf150bs-25w-6-ceiling-wall-mounted-kitchen-fan/11640?_requestid=326561

Aaargh - extension still not signed off due to ventilation!

Hi all So we've completed a single-storey kitchen extension with vaulted ceiling, and the Council's inspector came around for the final inspection. Been so many trials and tribulations, I really thought that we were done...but he said we need external extraction! Alas our cooker hood is an...

Building Regs: what is the completion visit for?

Yes they've been on-site several times and been sent pics in lieu of being there for certain works. They have no further queries as all have been answered (foundations, insulation, RSJ, etc) - so I'm wondering what else they will want to check on the final visit!

Building Regs: what is the completion visit for?

Hi all We've finished a single-storey kitchen extension, including installing an RSJ for a new opening to the rear wall. We're now ready for the completion visit from the Council as all previous inquiries, inspections and calcs are confirmed ok! However the builder has plasterboarded and...

Trouble with council over my structural calcs!

I agree: anyway the calcs justifying lateral stability went to the Council and hooray, they have signed them off! They're happy now

Trouble with council over my structural calcs!

Dear all I've done some measuring for my SE, and now I'm surprised that the Council has queried the openings in the first place! We've opened up about 48% of the main rear wall only! And we've put a steel post in (see vertical red bar), which my SE stated is only taking about 15% of its full...

Trouble with council over my structural calcs!

Thanks guys. I spoke to my SE. I'm going to send him a few additional measurements tomorrow and he will do calcs to show that there is not an issue with lateral stability - he explained to me that the current regs in effect want your house to be structurally sound even if the next door houses...

Trouble with council over my structural calcs!

Nope: he specified the steel post which is why we put it in. Calcs came first. But he never mentioned a portal frame until now!

Trouble with council over my structural calcs!

Thanks guys. Yes I've been in touch with him, he offered to design a portal frame but surely if it was unsafe he should have suggested it originally! The thing is: 1) I can't afford to install a portal frame: we've skimmed and are ready to paint, it will be a horrendous mess to do this now...

Trouble with council over my structural calcs!

Hi all We're coming to the end of a single-storey extension, and I submitted Building Control the structural calcs for making a 2-metre wide opening in the main rear wall - there are two smaller openings already in that wall, see diagram below. After about three weeks of sitting on the...

    are Fire Safety regs retrospective?

Thanks Guys. I think I will need to re-assess, get a FENSA firm out to be on the safe side and change openings as needed.

    are Fire Safety regs retrospective?

Hi all I'm a (part-time) landlord with a couple of houses that (unsurprisingly) have an upper floor! I understand that windows need to comply with fire safety regs (i.e. minimum openings) above ground floor: but does this apply to existing installations, or only when you replace the...

    Is this upstairs window safe?

Ok thanks all. I am going to contact a professional window fitter for help fitting!

    Is this upstairs window safe?

I think I'll look to put restrictor hinges on one of them. I'm still not clear on the fire regs for upstairs rooms though: it's all so confusing, isn't a wide opening that's fire safe ALSO a hazard for falling out?!

    Is this upstairs window safe?

Hi all Am just refurbing a 3-bed terraced house in London. The upstairs windows are double-glazed and still have some life left in them, so I don't want to replace 'em! However before I get tenants in, I'm concerned that the lower section of the windows are large and open out quite wide...

    Class 1 sewer? How deep?

Hi all We have a Class 1 sewer running through our back garden: I believe it's a private sewer transferred to the water company's ownership in 2011. Any idea how deep these typically run? Trying to get my head round potential single-storey extension headaches, to build within 3 metres but...

can I trust the party wall surveyor?

Hi all I have a mid-terrace Victorian in London, we're currently building a single-storey extension. To avoid party wall issues, we will build a brick pier out to support the required RSJ, rather than tamper with the party wall. However I now understand that my works may still come under...

    Is this RSJ safe?

Thanks mate. My SE is being a bit of an arse and refusing to answer these questions saying his calcs are enough for an experienced builder to follow. My builder is pretty trust worthy but he's not that experienced! Hence why I'm being so careful. Gonna ask the SE to come down on Saturday...
